The Route 206 Center District is intended to provide a mixed use Center Commercial District which also permits light industrial type uses where appropriate.
The following principal buildings and uses are permitted:
A. 
Retail sales and services establishments designated to meet the needs of the nearby community such as grocery store, delicatessen, meat market, drug store, bakery, luncheonette, barber shop, beauty parlor, laundry, tavern, package goods store, restaurant, bank, pharmacy, cleaners, services station for sale of gas and oil with minor repairs, self-storage facilities and storage warehouses not to exceed 100,000 square feet.

B. 
General business and professional offices.
C. 
Nursing homes, skilled care facilities, assisted living facilities, surgical care, medical facilities and congregate care housing facilities.
D. 
Light industrial use provided that where such use is located adjacent to a residential zone or use, there shall be a minimum of 75- foot buffer within which shall be located at least two staggered rows of evergreens on 15-foot centers, with trees not less than four feet in height.
E. 
Any other use determined by the Land Use Board to be similar to and of the same general character as the specified uses.
The following accessory uses and buildings are permitted.
A. 
Garages to house commercial vehicles normally associated with the permitted uses in the district.
B. 
Sheds to store material normally associated with the permitted use.
A. 
Lot area (minimum) - one acre.
B. 
Front yard setback (minimum) - 40 feet in depth from the right-of-way line or 60 feet from the center line, whichever is larger.
C. 
Lot depth (minimum) - 250 feet.
D. 
Side yard setback (minimum) - 25 feet.
E. 
Rear yard setback (minimum) - 50 feet if it adjoins a residential zone, otherwise 25 feet.
F. 
Lot width (minimum) - 150 feet as measured at the building setback.
G. 
Building height (maximum) - 35 feet.
Each business shall provide off-street loading space at the side or rear of the building at the rate of one space (ten by twenty-five (10 x 25) feet with adequate ingress and egress) for each 5,000 square feet of floor area or a fraction thereof in each building.
A planted buffer strip of at least 15 feet in width and initially four feet in height shall be created along any side or rear property which is adjacent to any residential district.
