The Tri-State Center District is established to encompass the area along New Jersey State Highway Route 23 and the area near the intersection with Interstate Highway 84 to encourage larger commercial and light industrial uses in this area.
The following are permitted uses:
A. 
Retail store, service store, service establishment, including gas station and convenience stores with propane filling facilities, business and professional offices, grocery stores, delicatessen, meat market, bakery, luncheonette, barber shop, beauty parlor, laundry, tavern, package good store, restaurant, storage warehouse, including self-storage facilities, bank, pharmacy, cleaners.

B. 
Retail store, service store, service establishments, banks, business and professional offices, research design and development laboratories, motels, hotels, funeral homes and restaurants.
C. 
Manufacturing, assembling, converting, altering, finishing, cleaning or any other processing of products. Building supply and lumber yards, contractors' yards and shops, wholesaling, storage and warehousing facilities.
The following conditional uses are permitted subject to approval in accordance with Article XIV:
A. 
Parking facilities as regulated herein.
B. 
Offices, incidental storage facilities and other uses normally accessory to the permitted and conditionally approved uses.
C. 
Signs, subject to the provisions of Article XVI.
D. 
Garages to house commercial vehicles normally associated with the permitted uses in the district.
A. 
Lot area (minimum) - one acre.
B. 
Front yard setback (minimum) - 40 feet in depth from the right-of-way line or 60 feet from the center line, whichever is larger.
C. 
The minimum lot depth shall be 250 feet.
D. 
Side yard setback (minimum) — 25 feet.
E. 
Rear yard setback (minimum) - 50 feet if it adjoins a residential zone, otherwise 25 feet.
F. 
No building shall be located within 25 feet of any marginal access road or within 60 feet of any public street right-of-way line other than a state highway or within 60 feet of any state highway right-of-way line or within 40 feet of any boundary line that adjoins a residential district.
G. 
Building height (minimum) — 35 feet.
A. 
A planted buffer strip of at least 15 feet in width and initially four feet in height shall be created along any side or rear property line which is adjacent to a residential district.
