For the purpose of this chapter, the Borough of Neptune City is divided into the following zones:

High Density Residential

Residential Commercial

The Zoning Ordinance and the Zone Map of the Borough of Neptune City be and the same are hereby amended and supplemented with respect to the R2T Residential Townhouse Zone and the HC Highway Zone and the Zone Map as prepared by Leon S. Avakian, Borough Engineer, revised 1985 and now last revised July 10, 1987.
A. 
Amendments.
(1) 
The Zoning Ordinance and the Zone Map of the Borough of Neptune City be and the same are hereby amended and supplemented to change the Zoning of Block 117 Lot 18 from an R2 Zone to a RLC Zone and the Borough Engineer be hereby authorized to amend the Zoning Map to reflect this revision. (2) 
Amended East Coast Ice Redevelopment Plan.
The amended East Coast Ice Redevelopment Plan dated July 2023 prepared by Jennifer Beahm, PP, AICP, attached hereto and made part hereof as Exhibit A is hereby approved and adopted pursuant to N.J.S.A. 40A:12A-1 et seq., shall supersede the current zoning applied to Block 13, Lot 1 and Block 18, Lot 1, and be enacted as an amendment to the Borough’s Zoning Map. Amended 142 Steiner Avenue Redevelopment Plan.
The amended 142 Steiner Avenue Redevelopment Plan dated July 2021 prepared by Beacon and attached hereto and made part hereof as Exhibit A is hereby approved and adopted pursuant to N.J.S.A. 40A:12A-7, and shall supersede the current zoning applied to Block 1, Lot 1, and shall be enacted as an amendment to the Borough’s Zoning Map. A. 
Zone boundary lines are intended to follow the center lines of streets, streams, railroad right-of-ways and lot or property lines, unless the boundary lines are fixed by dimensions shown on the zoning map or as hereinafter set forth.
B. 
Where zone boundary lines are not fixed by dimensions and are so indicated that they appear to be within 10 feet of a lot line as determined by scale from the zoning map, such lot line shall be construed to be the boundary line.
C. 
In those instances where zone boundary lines appear as extensions of the property lines, and in other instances where the zone boundary line divides a lot, and where the boundary line appears to be more than 10 feet distant from a property line, the location of the boundary line shall be determined by the use of the scale shown on the zoning map.
The boundary line of any zone which adjoins the Shark River or any tributary of same shall coincide with the boundary line of the Borough of Neptune City and not with the high water mark or shoreline.
