These regulations shall be known and may be
cited at the "Orchard Park Subdivision Regulations."
Unless otherwise expressly stated, the following
words and expressions when used in these regulations shall have meanings
as follows:
ALLEYS
Minor ways which are used primarily for vehicular service
access to the back or the side of properties otherwise abutting on
a street.
BOARD
The duly established Planning Board of the Town of Orchard
Park.
ENGINEER
The Town Engineer of the Town of Orchard Park,

MARGINAL ACCESS STREETS
Minor streets which are parallel to and adjacent to arterial
streets and highways and which provide access to abutting properties
and protection from through traffic.
SUBDIVISION
The division of any parcel of land into five or more lots,
plots, sites or other division of land for immediate or future sale
or for building development in such a way as to create one or more
new streets.
The subdivision regulations set forth herein
may be altered or amended by the Planning Board in such manner as
the Board may deem necessary for its consideration and approval of
plats.
