For the purposes of this chapter, the following words and phrases shall have the meanings respectively ascribed to them by this section:
CELLAR
The lowest story of any building, dwelling or tenement house of which 1/3 or more of the height from the floor to the ceiling is below ground level.
MULTIFAMILY DWELLING
Includes every house, building or portion thereof which is rented, leased, let or hired out to be occupied or is occupied as a house, home or residence by three or more families living independently of one another and having facilities for doing their cooking and sleeping upon the premises.
PROPERTY and PREMISES
Unless restricted or limited by the context to either real or personal property, they shall include both.
SINGLE-FAMILY DWELLING
Includes every house or a portion thereof which is rented, leased, let or hired out to be occupied as a house, home or residence of one family, be there one or more persons living therein and having facilities for doing their cooking and sleeping upon the premises.

TENANT
Any person occupying any house, building or portion thereof which is rented, leased, let or hired out to be occupied as a house, residence or a business establishment.
TWO-FAMILY DWELLING
Includes every house or a portion thereof which is rented, leased, let or hired out to be occupied as a house, home or residence by two families living independently of one another and having facilities for doing their cooking and sleeping upon the premises.
