Height. No building or structure shall exceed a maximum of 2 1/2 stories or 35 feet in height, whichever is the lesser. The provisions of this section shall not apply to lighting of athletic field areas regulated by § 270-32.1.
Front yard. There shall be a front yard of not less
than 40 feet, except that where the existing buildings on the same
side of the street and within 500 feet form an established setback,
new buildings shall conform to such established line, provided that
no new building may project closer than 30 feet to the front property
line nor need be set back more than 50 feet from said property line.
A lot used or intended to be used for residential
purposes shall have an area of not less than 26,000 square feet located
within a distance of 200 feet from the street upon which it fronts
or, for corner lots, from both streets.
A lot used or intended for a public building, a school,
a church, a hospital or other public or quasi-public building or use
shall be not less than three acres in area.
Minimum lot width. A lot used or intended to be used
for residential purposes shall have an average width of 130 feet within
200 feet of the street lot line. The shortest distance between side
lot lines shall be not less than 100 feet, measured along a line parallel
with the street lot line and 40 feet therefrom, and not less than
90 feet within 200 feet of the street lot line, except that any lot
so situated that its side lot line would meet at an angle of 70°
or more, if extended in the direction of the street, may have a minimum
distance between side lot lines at the street lot line which is not
less than 80 feet.[2]
