This zone district is designed for one- and two-family residential use, but also permits any use permitted in the AA Residence Zone District.
Any use other than those listed in § 270-58 is prohibited.
A. 
Height. No building or structure shall exceed a maximum of 2 1/2 stories or 35 feet in height, whichever is the lesser. The provisions of this section shall not apply to lighting of athletic field areas regulated by § 270-32.1.

B. 
Front yard. There shall be a front yard of not less than 30 feet, except that where the existing buildings on the same side of the street and within 500 feet form an established setback, new buildings shall conform to such established line, provided that no new building may project closer than 20 feet to the front property line nor need be set back more than 40 feet from said property line.
C. 
Side yard. There shall be two side yards, and no side yard shall be less than 10 feet.
D. 
Rear yard. There shall be a rear yard of at least 25 feet.
E. 
Minimum lot area.

(1) 
A lot used or intended to be used for residential purposes shall have an area of not less than 10,000 square feet for a single-family residence and not less than 12,500 square feet for a two-family residence contained within a distance of 175 feet from the street upon which it fronts or, for corner lots, from both streets.
(2) 
A lot used or intended to be used for a public building, a school, a church, a hospital or other public or quasi-public building or use shall not be less than three acres in area.
(3) 
A lot used or intended to be used for any commercial, agricultural or horticultural use shall be not less than five acres in area.[1]

F. 
Minimum lot width. A lot used or intended to be used for residential purposes shall have a lot width of at least 100 feet for single-family use and at least 115 feet for two-family use, measured at the shortest distance between side lot lines within 100 feet of the street lot lines. Over a width of at least 75 feet, the lot line shall be not less than 100 feet deep measured perpendicular to the street front property line.
