This zone district is intended for single-family townhouses. There is also permitted in this zone district recreational facilities, such as golf courses, tennis courts and swimming pools, and community center buildings developed and maintained exclusively for the residents of the townhouses and their guests.
Any use other than those permitted herein is prohibited.
A. 
Density. Townhouses shall not exceed four per acre.
B. 
Height. No building or structure shall exceed a maximum of 2 1/2 stories or 35 feet in height.

C. 
Area. No lot in the AU Zone District shall be less than 10 acres in area.
D. 
Front yard. There shall be a front yard of at least 40 feet for any structure located within the zone district. Notwithstanding any other provision to the contrary within this chapter, a front yard shall face upon a public or private right-of-way, street or roadway and shall be measured from the dwelling or other structure and the closest right-of-way, street or roadway, whether private or public and whether or not such street, roadway or right-of-way shall be an internal right-of-way privately maintained for the use of residents.

E. 
Side yard. Side yards shall be that open space immediately to the side of the townhouse structure. Such open space shall be a minimum of 100 feet between two adjacent townhouse structures and no side yard shall be less than 50 feet from the nearest property line to the townhouse structure.

F. 
Rear yard. Rear yards shall be that open space immediately to the rear of the townhouse structure. Said rear yard shall not be less than 100 feet between the townhouse structure and any property line or other unattached townhouse structure.

G. 
Buffer strip. There shall be a buffer strip of at least 75 feet, located within the townhouse property, between the AU Zone District and any property used or zoned for residential purposes. This strip shall be landscaped and planted with evergreens at least six feet in height throughout its entire length and shall be so maintained. This planting shall be so located with sufficient density as to screen from view any building located on said plot from any contiguous residential zone district and shall be subject to the approval of the Planning Board. Any existing growth in such buffer strip shall be preserved if such existing growth supplements the desired screening effect. The Planning Board may, upon a finding of reasons therefor, permit a portion of a buffer strip to be used as a street to ensure access to and from adjacent premises.
H. 
Occupancy of land. Not more than 30% of the land area of any one lot may be occupied by buildings and paved areas combined.
I. 
Floor area ratio. The sum of the habitable area of all floors of buildings or structures shall not exceed 27.5% of the area of the site. This formula allows for 3,000 square feet of floor area for each unit or 12,000 square feet per acre, the chapter permitting four units per acre.

J. 
Combined townhouses. Townhouses may be combined into one building, provided that the overall building shall:
(1) 
Contain not more than six townhouses.
(2) 
Not exceed a length of 150 feet.
(3) 
Provide at least one staggered front building wall offset of at least five feet when more than three townhouses are combined in one building.
(4) 
Provide two means of ingress and egress into each townhouse.
(5) 
Have not less than two walls with window exposure for each townhouse.
K. 
Landscaping. Attractive landscape plantings shall be provided and maintained, and existing trees shall be retained wherever possible.
L. 
Roadways. The right-of-way and pavement widths of all internal roads shall be adequate in size and location to accommodate the maximum anticipated traffic and access of fire-fighting and police vehicles. Minimum paved width shall be 15 feet for a one-way road and 25 feet for a two-way road. All roads shall be constructed in accordance with Borough ordinances and the laws of the State of New Jersey. Parking is prohibited on any street in the AU Zone District.
M. 
Garages. There shall be at least one enclosed one-car garage for each townhouse as an integral part thereof.
N. 
Off-street parking. One additional off-street parking space shall be provided for each townhouse. An area of 200 square feet shall be the minimum provided for each parking space required.
O. 
Lighting. All exterior lighting shall be arranged so as to reflect the light away from all adjoining premises.
P. 
Accessory buildings. Any building used for other than residential purposes shall be constructed at least 40 feet from any roadway and shall be separated from any townhouse by at least 200 feet and shall be at least 150 feet from any abutting property line.
Prior to the issuance of any construction permit, the Planning Board shall review and approve a site plan for the entire project in accordance with the provisions of the Land Subdivision and Site Plan Ordinance of the Borough of Allendale.[1]
