This zone district is intended for garden apartments with private garage facilities.
Any use other than those listed in § 72-93 is prohibited.
A. 
Density. Garden apartments shall not exceed 10 dwelling units per acre.
B. 
Height. No building or structure shall exceed a maximum of two stories or 30 feet in height.

C. 
Area. No lot in the BU Zone District shall be less than three acres in area.
D. 
Front yard. There shall be a front yard of at least 40 feet.
E. 
Side yard. There shall be a side yard of at least 50 feet between two adjacent garden apartment buildings, and no building shall be closer than 25 feet to any abutting property line.
F. 
Rear yard. There shall be a rear yard of at least 50 feet, except that this requirement shall be waived where the rear yard abuts a railroad or a public utility right-of-way at least 50 feet wide.
G. 
Buffer strip. There shall be a buffer strip of at least 10 feet between the BU Zone District and any property used or zoned for residential purposes. This strip shall be landscaped with a dense planting of evergreen shrubs or trees at least six feet high, either alone or in combination with a wire or wooden fence.
H. 
Occupancy of land. Not more than 35% of the land in any one lot may be occupied by buildings and paved areas combined.
I. 
Floor area ratio. The sum of the habitable floor area of all floors of buildings or structures shall not exceed 34.5% of the area of the site. This formula allows 1,500 square feet of floor area for each unit or 15,000 square feet per acre, the chapter permitting 10 units per acre.[1]

J. 
Landscaping. Attractive landscape plantings shall be provided and maintained, and existing trees shall be retained wherever possible.
K. 
Maximum building length. The maximum length of any garden apartment building shall not exceed 125 feet.
L. 
Recreation areas. Ten percent of the gross area of any one lot shall be set aside for casual recreational use, such as an open grassy area for games and other activities.
M. 
Clothes-drying areas. Clothes-drying areas shall be screened and shall be located as approved by the Planning Board.
N. 
Roadways. The right-of-way and pavement widths of all internal roads shall be adequate in size and location to accommodate the maximum anticipated traffic and access of fire-fighting and police vehicles. All roads shall be constructed in accordance with Borough ordinances and the laws of the State of New Jersey.
O. 
Garages. There shall be at least one enclosed one-car garage for each garden apartment unit.
P. 
Off-street parking. One additional off-street parking space shall be provided for each garden apartment unit. An area of 200 square feet shall be the minimum provided for each parking space required.
Q. 
Lighting. All exterior lighting shall be arranged so as to reflect light away from all adjoining premises.
R. 
Accessory buildings. No accessory buildings other than garages shall be permitted in the BU Zone District.
S. 
Superintendent. Each garden apartment project shall have a superintendent residing on the premises.
Prior to the issuance of any construction permit, the Planning Board shall review and approve a site plan for the entire project in accordance with the Land Subdivision and Site Plan Ordinance of the Borough of Allendale.[1]
