By authority of the resolution adopted February 12, 1963, by the Village Board of Trustees pursuant to the provisions of Article 7 of the Village Law, the Planning Board of the Village of Ballston Spa has the power and authority to approve plats for subdivisions within the incorporated area of the Village of Ballston Spa.
A. 
It is declared to be the policy of the Village Planning Board to consider land subdivision as part of a plan for the orderly, efficient and economical development of the Village. Land to be subdivided shall be of such character that it can be used for building purpose without danger to health or peril from fire, flood or other menace. Proper provision shall be made for drainage, water, sewerage and other needed improvements. The proposed streets shall compose a convenient system conforming to the Official Map[1] of the Village as it may be adopted and to the Official Map of the county as it may be adopted and shall be properly related to the proposals shown in the Village Comprehensive Plan adopted by the Planning Board September 20, 1965, and as it may be amended. Streets shall be of such width, grade and location as to accommodate to prospective traffic, to afford adequate light and air and to facilitate fire protection. In proper cases, park areas of suitable location, size and character for playgrounds or other recreational purposes shall be provided.

B. 
Should any of these regulations conflict with or be inconsistent with any provision of the Village Law, such provision of the Village Law shall apply.
C. 
In order that land may be subdivided in accordance with this policy, these regulations are adopted.
