The purpose of this district is to allow for the expansion of
the hospital and related uses such as medical offices, medical clinics,
medical research, pharmacies and similar supporting uses in convenient
locations adjacent to the hospital.
In the M-C Medical Center District, only the following uses
are authorized:
A. Permitted uses.
(1) Principal uses.

Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to §
220-103.
(c)
Day-care center or preschool facility.
(j)
Medical research facility.
(k)
Nonprofit service organization.
(m)
Personal care boarding home.
(2) Accessory uses.
(b)
Home occupation in existing dwelling, subject to §
220-106.
(c)
No-impact home-based business in existing dwelling, subject to §
220-102.
(d)
Off-street parking and loading, subject to Article
XV.
(e)
Signs, subject to Article
XVI.
(f)
Temporary construction trailer or sales office, subject to §
220-98.
(g)
Other accessory uses customarily incidental to and on the same
lot with any permitted use or use by special exception authorized
in this district.
B. Uses by special exception.
In the M-C Medical Center District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific uses by special exception contained in Article
XIII.
A. Minimum lot area: 20,000 square feet.
B. Minimum lot width: 100 feet.
C. Maximum lot coverage: 75%.
D. Minimum front yard: 20 feet.
E. Minimum rear yard:
(1) All principal structures:
(a)
Adjoining any R District: a distance equal to the height of
the building.
(b)
Adjoining all other districts: 20 feet.
(2) All accessory structures: 10 feet.
F. Minimum side yard:
(1) All principal structures:
(a)
Adjoining any R District: a distance equal to the height of
the building.
(b)
Adjoining all other districts: 20 feet.
(2) All accessory structures: 10 feet.
G. Special yard requirements: See §
220-94.
H. Permitted projections into required yards: See §
220-95.
I. Maximum height:
(1) Hospital: six stories, but no more than 80 feet.
(2) All other principal structures: three stories, but no more than 45
feet.
(3) All accessory structures: one story, but no more than 20 feet.
