For the purposes of this chapter, certain words and terms used
herein are defined as follows:
CONDITIONAL APPROVAL OF A PLAT
Approval by the Planning Board of a plat subject to conditions
set forth by the Planning Board in a resolution conditionally approving
such plat. Such conditional approval does not qualify a final plat
for recording nor authorize issuance of any building permits prior
to the signing of the plat by a duly authorized officer of the Planning
Board and recording of the plat in the office of the County Clerk
or register as herein provided.
DECISION
Determination or resolution adopted by affirmative vote of
a majority of members of the full Planning Board, whether or not a
vacancy on the Board exists.
FINAL PLAT
The final drawings, information and certificates required
herein presented to the Planning Board for final approval and which,
if approved, is filed in the County Clerk's office.
FINAL PLAT APPROVAL
The signing of a plat in final form by a duly authorized
officer of the Planning Board pursuant to a Planning Board resolution
granting final approval to the plat or after conditions specified
in the resolution granting conditional approval of the plat are completed.
Such final approval qualifies the plat for recording in the office
of the County Clerk or register in the county in which such plat is
located.
OFFICIAL MAP
A map established by the Village showing streets, highways
and parks theretofore laid out, established and adopted by law and
changes and additions thereto and such other material as may be permitted
by law.
PLAT
A map of a subdivision and the land or parcel of land to
be subdivided.
PRELIMINARY PLAT
The preliminary drawing and information of the proposed subdivision
conforming to the provisions of these regulations submitted to the
Planning Board for preliminary approval.
PRELIMINARY PLAT APPROVAL
The approval of the layout of a proposed subdivision as set
forth in a preliminary plat but subject to the approval of the plat
in final form in accordance with the provisions of this section.
SUBDIVIDER
The owner or developer of the lands to be subdivided or his
agent.
SUBDIVISION, MAJOR
The subdivision or resubdivision of land onto three or more
lots, parcels, plots, blocks, sites or other divisions of land, with
or without streets, for immediate or future sale, transfer of ownership
or for building or development. An incremental subdivision of a single
original parcel of land over a period of five years or less which
cumulatively results in the subdivision of land into three or more
parcels shall be deemed a major subdivision, thereby triggering review
of all prior and subsequent subdivisions of the original, undivided
parcel of land under these regulations.
SUBDIVISION, MINOR
A subdivision or resubdivision of land into two lots, parcels,
plots, blocks, sites or other subdivisions of land.
