Easement of not less than ten (10) feet in width shall be provided
on each side of all rear lot lines and on side lines where necessary
for poles, wires, conduits, storm and sanitary sewers, gas and water
mains. Easements of greater widths may be required where necessary
for the extension of main sewers and similar utilities, easements
of lesser widths may be allowed when recommended by the Subdivision
Review Committee.

Whenever any ditch or important surface watercourse is located
in an area that is being subdivided, the subdivider shall at his/her
own expense make subject to approval of City Engineer adequate provision
for straightening or widening the channel so that it will properly
carry the surface water and shall also provide and dedicate to the
City additional easements along each side of the ditch, which easement
shall be for the purpose of future widening, improving or protecting
the ditch. The width of such easement shall not be less than ten (10)
feet from each bank of the stream and the total width of such easement
shall be adequate to provide for any necessary channel relocation
and straightening. All that portion set aside as open stormwater channel
easements shall not be included as a part of the lot area.

The above open ditch surface drainage shall be permitted only
if underground storm sewers cannot be constructed due to elevation
differential that would not allow underground drainage. Development
shall be consistent with the City stormwater master plan.

Easements and/or rights-of-way shall be provided for underground
storm sewer systems to allow proper future maintenance.

Catch basins, grates and storm sewer systems shall be designed
by a registered professional engineer, registered in the State of
Missouri, in accordance with standards prescribed in the stormwater
master plan by the City Engineer.
