The minimum lot area of any lot in a subdivision shall not be
less than the minimum lot area requirements of the zoning district(s)
covering that area in which the subdivision is located. Extra width
shall be provided on all corner lots to provide for at least the same
building areas as are provided in interior lots because of the side
building requirements on lots siding on streets. All side lines of
lots shall be at right angles to straight street lines or radial to
curbed street lines, unless a variation to this rule will give a better
street and lot plan. Double frontage lots shall be avoided where possible.
Each lot shall have frontage on a public street.

It is preferable that residential lots abutting major thoroughfares, as defined in Article
II of this Chapter, where marginal access streets are not desirable or possible to attain, be platted with reverse frontage lots or with side lot lines parallel to the major traffic streets.

Excessive lot depth in relation to width shall be avoided. A
depth-to-width ratio of three (3) to one (1) shall normally be considered
a maximum.

Lots intended for purposes other than residential use shall
be specifically designed for such purposes and shall have adequate
provision for off-street parking, setbacks and loading and unloading
areas.

All parcels created by a division of land shall have a frontage
of at least fifty (50) feet in width. Access by means of private roads
or easements of access shall be permitted only within the context
of a recorded plat.

Building lines shall be shown on all lots. Building lines shall
not be less than required by the zoning ordinance.

No block shall be longer than one thousand four hundred (1,400)
feet between street lines.

All subdivision boundary corners, all corners of street intersections, points of curves and angle points of streets shall be marked by monuments. The subdivision boundary corners shall be marked by use of pins or pipes incased in concrete, stones or concrete monuments. All other points may be marked by monuments as defined under Article
II of this Chapter.
