The purpose of the R-2 District shall be:
A. To provide
for a variety of carefully designed housing types at medium densities.
B. To make
sure that varied housing types are compatible with any existing single-family
detached houses.
C. To make
sure that the street system of the Borough and other community facilities
and services are fully able to handle medium dense growth in an area.
D. To work
to encourage affordable housing, especially for young families and
senior citizens.
Only the following uses are permitted by right in the R-2 District, provided that the requirements for specific uses in Article
XIII are met:
B. B-1 Single-family detached dwelling.
E. C-5 Recreational facility.
F. F-1 Utility operating facility.
G. H-2 No-impact home-based business.
H. H-3 Residential accessory structure.
J. H-7 Recreational vehicles.
L. H-11 Solar energy system.
Only the following uses are permitted by special exception in the R-2 District, provided that the requirements for specific uses in Article
XIII are met:
A. B-3 Multifamily dwelling.
F. C-7 Private organization or community center.
I. H-5 Temporary structures and vehicles.
Only the following uses are permitted by conditional use in the R-2 District, provided that the requirements for specific uses in Article
XIII are met:
B. F-4 Telecommunications facility.
C. G-16 Lawful use not otherwise permitted.
The following size regulations for the R-2 District are listed
according to the three divisions of the R-2 District permitted uses
and apply to all parcels of that use, unless a more restrictive requirement
is stated in this chapter for a particular use:
A. Single-family detached.
(1) Minimum lot size.

Area square (feet): 5,000.
(2) Average lot area per dwelling unit (square feet): 5,000.
(3) Minimum yards (feet).

Both side yards combined: 20.
(4) Maximum building height for the principal building.
(5) Maximum building coverage (%): 40%.
B. Single-family semidetached.
(1) Minimum lot size.
(a)
Area square (feet): 3,000.
(2) Average lot area per dwelling unit (square feet): 3,000.
(3) Minimum yards (feet).

Both side yards combined: NA.
(4) Maximum building height for the principal building.
(5) Maximum building coverage (%): 45%.
C. Two-family.
(1) Minimum lot size.
(a)
Area square (feet): 5,000.
(2) Average lot area per dwelling unit (square feet): 2,500.
(3) Minimum yards (feet).
(d)
Both side yards combined: 16.
(4) Maximum building height for the principal building.
(5) Maximum building coverage (%): 45%.
D. All other uses.
(1) Minimum lot size.
(a)
Area (square feet): 8,000.
(3) Maximum building height for the principal building.
(4) Maximum building coverage (%): 40%.
