The Residential Conservation District is intended to allow for the continued use of residential properties in areas that were part of the original Platte City. The district allows property uses consistent with those allowed in "R-1" districts. Due to land in these areas being parceled versus platted and/or platting requirements at the time of their record being less restrictive, lots in these areas are of peculiar shape or limited in size. This district has less restrictive development standards than the "R1-8" District to allow for and encourage redevelopment in these areas.

In District "RCD", no building, structure, land or premises shall be used and no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered, except for those allowed in District "R1-40".

In District "RCD", only those accessory uses allowed in District "R1-40" will be permitted. Those accessory uses shall be permitted under the same conditions outlined in Section 405.070.

In District "RCD", those additional use regulations described in District "R1-40" are applicable. Additional use regulations shall comply with those outlined in Section 405.075.

A. 
In District "RCD" for any building or structure hereinafter erected, moved or altered, the height of buildings or structures, the minimum dimension of lots and yards and the minimum lot and floor area permitted on any lot shall be as follows: (for exceptions see Article XVII — Height and Area Exceptions)
1. 
Height. Buildings or structures shall not exceed two and one-half (2½) stories and shall not exceed thirty-five (35) feet in height, except on lots having a natural slope, a full three (3) stories may be exposed above grade on the downhill side.
2. 
Yards.
a. 
Front yard. The depth of the front yard shall be at least twenty (20) feet from the front lot line, except on collector streets and arterial streets where the minimum front yard shall be sixty (60) feet, measured from the centerline of the street.
(1) 
Where lots have a double frontage, the required front yard shall be provided on both streets.
(2) 
Corner lots will maintain a front yard setback on both streets unless one (1) of the intersection streets would have two (2) or less lots abutting the street each of which is a corner lot. In this instance the front yard setback for each lot on the intersecting street with two (2) or less lots may be reduced to not less than fifteen (15) feet.
b. 
Side yard. There shall be a side yard on each side of a building not less than five (5) feet from the side lot line.
c. 
Rear yard. The depth of the rear yard shall be at least fifteen (15) feet from the rear lot line. On corner lots, both interior lot lines may be regarded as side lot lines, in which case the minimum side yard shall be not less than ten (10) feet.
3. 
Lot width. The minimum width of a lot shall be fifty (50) feet, provided that where a lot has less width than herein required in separate ownership at the time of the passage of this Chapter, this regulation shall not prohibit the erection of a single-family dwelling.
4. 
Lot area per dwelling unit. There shall be a lot area of not less than seven thousand (7,000) square feet per family if sewer is available and two (2) acres per family if sewer is not available; provided that where a lot has less area than herein required in separate ownership at the time of the passage of this Chapter, this regulation shall not prohibit the erection of a single-family dwelling.
5. 
Minimum floor area. The minimum of one thousand two hundred (1,200) square feet of finished floor area for living purposes excluding basement and garage space.
6. 
Lot coverage. All buildings including accessory buildings shall cover not more than forty-five percent (45%) of the area of the lot.

A. 
In District "RCD", those building requirements established for District "R1-40" shall be followed. Those requirements shall be permitted under the same conditions outlined in Section 405.085.
B. 
A lot in existence at the time of adoption of this Code not meeting the minimum required lot width or area shall not be precluded from new construction, so long as the new construction complies with all applicable regulations of this zoning district.

In District "RCD", parking shall be provided in accordance with the regulations set out in District "R1-40". Parking shall be permitted under the same conditions outlined in Section 405.090.
