The purpose of this district is to provide for a limited group
of light commercial and specific service activities in areas that
have been historically developed primarily for residential use but
due to changes in the character of the neighborhood are suitable for
commercial development, or for new development with a mixture of light
commercial and residential. The district is designed and located to
protect existing development and promote future development in harmony
with the character of the residential surroundings. The intent of
the limited nature of the commercial uses is to ensure that such uses
are compatible with residential dwellings in the district.

A. The
premises shall be used for the following purposes:
1. Any use permitted in the "R-3" District regulations.
2. Antique stores in houses, so long as there are no exterior displays.
3. Condominiums for office use.
4. Condominiums for residential use.
5. Delicatessens without alcohol sales.
6. Candy, nut and confectionery stores.
7. Bakery product retail sales on premises.
8. Bed and breakfast guest houses with occupancy for six (6) or fewer
adult guests.
9. Cafeterias or smorgasbords.
12. Pizza parlors without alcohol sales.
14. Exercise or tanning studios.
15. Fast food restaurants without alcohol sales.
17. No sales of alcoholic beverages are permitted and no license for
the sale of alcoholic beverages shall be granted for any occupation
in this district.
18. New automobile dealership, including the sale of pre-owned vehicles,
provided however, that only pre-owned vehicles taken in trade for
a vehicle sold by and through the dealership located on the premises
may be maintained in inventory or stored upon the premises. For the
purposes of this Section, "pre-owned vehicles" shall
not include recent model dealer program vehicles less than two (2)
years old when placed in inventory, with such vehicles being treated
as new automobiles.

The height and area regulations set forth in Article
XIV of this Chapter for the "R-3" District shall be in force and effect for this district.

Off-street parking spaces shall be provided in accordance with the requirements for specific uses set out in Article
XV.
