This article sets forth the process for submission and review
of special permit applications before the Planning Board and Board
of Appeals. The purpose of a special permit is to assure that a proposed
use will be conducted in a manner that is consistent with the land
use objectives of the Town of Wrentham. None of the uses allowed by
special permit under these bylaws may be authorized by the Planning
Board or the Board of Appeals unless the use:
A. Shall not have vehicular and pedestrian traffic of a type and quantity
so as to adversely affect the immediate neighborhood;
B. Shall not have a number of residents, employees, customers, or visitors
so as to adversely affect the immediate neighborhood;
C. Shall not have a greater lot coverage than allowed in the zoning
district in which the premises are located;
D. Shall not be dangerous to the immediate neighborhood or the premises
through fire, explosion, emission of wastes, or other causes;
E. Shall not create such noise, vibration, dust, heat, smoke, fumes,
odor, or glare or other nuisance or serious hazard so as to adversely
affect the immediate neighborhood;
F. Shall not adversely affect the character of the immediate neighborhood.
The Board may transmit the description of the proposed use to
other Town agencies for review and comment within 20 days from transmittal.
