The following uses are permitted in all R-2 Districts:
A. 
One-family dwellings.
B. 
Churches or similar places of worship, parish houses and convents.
C. 
Public parks, public playgrounds and other municipal recreational areas.
D. 
Nonprofit elementary schools, high schools and institutions of higher education accredited under the laws of the State of New York, but not including delinquent homes or institutions of corrective behavior.
E. 
Other customary accessory uses and buildings, provided that such uses are incidental to the principal use and do not include any activity commonly conducted as a business. Any accessory building shall be located on the same lot as the principal building.
F. 
Home occupations. There shall be no external evidence of such occupation except a sign which must satisfy the requirements of signs under Supplementary Regulations of this chapter.[1]

G. 
Customary noncommercial agricultural operations; provided, however, that no storage of manure or odor- or dust-producing substances shall be permitted.
A. 
Principal buildings. No building or structure, except a church or similar place of worship, shall be erected to a height in excess of 30 feet, nor shall it exceed two stories above the grade plane. In the case of any building or structure with a low-slope roof, as defined herein, the maximum height shall be 24 feet. Further, the maximum vertical distance between the highest point of the roof of any building with a pitched roof shall not exceed 38 feet, and with a low-slope roof shall not exceed 32 feet, above the average grade along the base of any exterior wall of such building.

B. 
Accessory buildings. No accessory building or structure shall be erected to a height in excess of 20 feet, nor shall it exceed two stories above established grade.

Lot area shall be not less than 10,000 square feet with a minimum street frontage of 75 feet.

The maximum permitted building coverage shall not exceed 25% of the area of the lot.
Each lot shall have front, rear and side yards not less than the depths or widths as follows:
A. 
Front yard depth: 30 feet.
B. 
Each side yard width: 20 feet.
C. 
Rear yard depth: 30 feet.
The minimum building area for a principal building, excluding garage area, shall be 700 square feet for a two-story dwelling or 900 square feet for a one-story dwelling.
All accessory buildings shall be located so that the distance from the front boundary, the side boundary, the rear boundary and the main building shall be not less than the following;
A. 
The minimum distance to the front boundary: 30 feet.
B. 
The minimum distance to the side boundary: 20 feet.
C. 
The minimum distance to the rear boundary: 20 feet.
D. 
The minimum distance to the main building; zero feet.
A. 
Two off-street parking spaces for each dwelling shall be the minimum requirement.
B. 
One off-street parking space for every four seats in public auditoriums or other places of public assemblage is required.
