A. 
In order to lessen congestion in the streets; to secure safety from fire, panic and other dangers; to promote health, morals and general welfare; to provide adequate light and air; to prevent the overcrowding of land or buildings; to avoid undue concentration of population; for the purpose of regulating the location, use and extent of use of buildings and structures for trades, industries, residences and other purposes; for the purpose of regulating and restricting the height, number of stories and size of buildings and structures hereafter erected; for the purpose of regulating and determining the area of yards, courts and other open spaces for buildings hereafter erected; and to reasonably conserve the value of property and encourage the most appropriate use of land throughout the municipality, the Borough of Wanaque is hereby divided into 16 classes of districts with regulations, restrictions and limitations in each district as in said chapter:

Said districts are bounded and defined on a map entitled "Zoning Map of the Borough of Wanaque," revised August 1998, which accompanies and which, with all explanatory matter thereon and properly certified by the Borough Clerk, is hereby made a part of this chapter.[1]

C. 
Amended Zoning Map. The Zoning Map of the Borough of Wanaque's last review, dated September 21, 1993, is hereby amended to delete lands designated and known as Block 200, Lot 4; Block 252, Lots 1 to 7; Block 253, Lots 1 to 6; and Block 256, Lots 1 to 4, from the R-15 Residence District and designate said parcels in the R-10 Residential District.
