A. 
This Zoning Ordinance shall be enforced by a zoning enforcement person. The zoning enforcement person may perform the following:
1. 
Enter and inspect any building, structure or land to determine whether any violations of this Chapter have been committed or exist, whether or not such building, structure or land is occupied, and whether or not a certificate of occupancy has been issued;
2. 
Issue and post notices of violations, stop orders, revocation of building permits and certificates of occupancy and order the remedying of any condition or omission that is found to be in violation of this Chapter. In addition, by resolution, the Board of Aldermen may direct the zoning enforcement person to revoke such building permits and certificates of occupancy, issue such stop orders, make such inspection and reports, initiate and take such court proceedings and perform all other actions as required by the Board of Aldermen as may be necessary to enforce this Chapter.

A. 
In the event that any building or structure is erected, constructed, reconstructed, altered, relocated, converted or maintained or any building, structure, lot or land is used in violation of any of the provisions of this zoning ordinance, the City may institute in the Circuit Court any appropriate action or proceeding in law or in equity to:
1. 
Prevent such unlawful development or erection, construction, reconstruction, alteration, relocation or maintenance or uses; or
2. 
Restrain, abate, enjoin or correct such violations; or
3. 
Prevent the occupancy of such building or structure; or
4. 
Prevent the unlawful use of such land; or
5. 
Prevent any illegal act, conduct, business or use in or about the premises.
B. 
These remedies shall be in addition to the penalties prescribed in Section 405.1000.
C. 
Such regulations shall be enforced by the zoning enforcement person, or other person authorized to issue building permits, who is empowered to cause any building, structure, place or premises to be inspected and examined and to order in writing the remedying of any condition found to exist therein or threat in violation of any provision of the regulations made under the authority of Sections 89.010 through 89.040, RSMo.

A. 
It shall be unlawful for any owner, lessee or tenant of land to construct, reconstruct, alter, relocate or maintain any building or other structure or use such land in violation of any of the provisions of this zoning ordinance.
B. 
It shall be unlawful for any owner, lessee or tenant of land (having been served with an order in writing signed by the zoning enforcement officer to correct or remove any violation) to fail to comply with such order within ten (10) days after such service or who shall continue to violate any of the provisions of this zoning ordinance named in such order or who shall construct, alter or use and occupy any plot, building or structure or part thereof in a manner not permitted by an approved building permit or certificate of occupancy.
C. 
It shall be unlawful for the owner or general agent of any land, building, structure or premises where a violation of the provisions of this Zoning Ordinance or order of the zoning enforcement person has been committed or shall exist or the lessee or tenant of an entire building or entire premises where such violation has been committed or shall exist or the owner, general agent, lessee or tenant of any part of the building or premises in which such violation has been committed or shall exist or the agent, architect, builder, contractor or any other person who commits, takes part or assists in any such violation or who maintains any building or premises in which any such violation shall exist.

A. 
Upon conviction of a violation of this zoning ordinance, any such violator shall be guilty of a misdemeanor punishable by a fine of not less than ten dollars ($10.00) and not more than one hundred dollars ($100.00) for each and every day that such violation continues, but if the offense be willful on conviction thereof, the punishment shall be a fine of not less than one hundred dollars ($100.00) or more than two hundred fifty dollars ($250.00) for each and every day that such violation shall continue or by imprisonment for ten (10) days for each and every day such violation shall continue, or by both such fine and imprisonment.
B. 
Each day that a violation continues shall be deemed a separate offense.
C. 
If any such person, after having been served with an order to remove such violation, fails to comply with said order within ten (10) days after such service or continues to violate any provision of the regulations of this zoning ordinance, then that person shall be subject to a civil penalty of two hundred fifty dollars ($250.00).
