The purposes of this district are to provide for laboratory and office uses as well as light industrial and business establishments. Airport-dependent uses and facilities are permitted by conditional use only. Appropriate screening and landscaping are required to minimize impacts, and uses shall comply with Article XXIV, Performance Standards.
A building may be erected, altered or used, and a lot may be used for, only one or more of the following uses:
A. 
All uses permitted in the C-4 District.
A. 
Communications towers, subject to the standard for the communications towers as a special exception (set forth in § 395-44)[1] and communications equipment buildings.

A. 
Airport-dependent uses, as defined in Article II, such as:
(1) 
Hangars.
(2) 
Aircraft de-icing facilities.
(3) 
Aircraft repair facilities.
(4) 
Cargo transfer facilities.
(5) 
Airport-dependent uses of the same general character as those listed above in Subsection A(1) through (4).
(6) 
Any use of the same general character and impact as uses permitted in provided that they are not detrimental to uses in the immediate neighborhood and in the Township.
A. 
All accessory uses and structures permitted in the C-1 and C-3 Districts.
B. 
All accessory uses incidental to and customarily associated with uses permitted in §§ 395-62 and 395-63.
A. 
Screening and sound barriers.
(1) 
A planted visual screen shall be provided as required by § 395-141. The required screening shall be in the form of planted visual screens, berms, or other barriers.
(2) 
In addition, such screening shall be of sufficient height to obscure the view of planes, other aircraft and airport-dependent facilities, equipment, and operations from public streets or from adjacent properties. Such screen, berm, or other barrier shall, at a minimum be effective at a height of up to 10 feet above the highest point of the property or abutting land of adjacent property or the highest point of the adjacent street or sidewalk, whichever is highest.
(3) 
The Zoning Hearing Board may require applicants for airport-dependent uses to erect sound barriers at or near the property boundary or right-of-way line nearest the district boundary. The height of such sound barriers shall be not less than that of the screens required in § 395-59A(2).
B. 
Landscaping. Landscaping shall be provided as required by § 395-142.
C. 
All accessways to any public street or highway shall be located at least 150 feet from the intersection of any two street lines and shall be designed in a manner conducive to safe ingress and egress.
D. 
All spaces between buildings and all parking, loading and unloading, access, and service areas shall be adequately illuminated at night. Such illumination shall be arranged to protect the surrounding streets and adjacent properties from direct glare.
E. 
Refuse containers shall be screened on all sides by a planted visual screen or privacy fence.
F. 
All refuse shall be placed in closed, vermin-proof containers. No materials or wastes that might cause fumes, dust, or constitute a fire hazard shall be stored out of doors only in closed containers adequate to eliminate such hazard.
G. 
No materials or wastes shall be placed or stored on a lot in a form or manner that they may be transferred off the lot by wind, water, or other natural forces.
H. 
All applicable provisions of Article XXII, Parking Regulations, Article XXIII, Signs, and Article XXIV, Performance Standards, shall be followed.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Lot area: 80,000 square feet.
B. 
Lot width: 200 feet.
C. 
Setbacks:
(1) 
Front: 75 feet.
(2) 
Side: 35 feet each side of the principal building.
(3) 
Rear: 50 feet.
D. 
Building coverage: 50%, maximum.
E. 
Impervious surface: 70%, maximum.
F. 
Landscaping: 30%.
G. 
Height: 100 feet, maximum.
