Tract standards shall be as follows: (NOTE: See Article
XVI, §
234-70, for standards governing structures in flood-prone areas.)
A. Minimum tract area: five acres.
B. Minimum tract width: 250 feet.
C. Minimum tract depth: 250 feet.
D. Street frontage: 250 feet.
E. Landscape buffer: A landscape plan is required. See Articles
IV and
XX of this chapter.
G. Yards:
(2) Side: 20 feet, each side yard.
I. Off-street parking.
(2) Additional spaces 25% above the requirement in Article
XIV. Planning and Zoning Commission may modify when the Commission finds that additional requirement is excessive and unreasonable, the Commission may not reduce the required number of spaces to less that required in §
234-87B.
J. Access standards.
(1) Intent: minimize the number of access points and left
turning movements from the site on to major arterial roads.
(2) Access from a major arterial shall be limited generally
to one location subject to approval by the Delaware Department of
Transportation.
(3) Access drives and service roads shall be designed
to minimize queuing of entering or exiting vehicles.
(4) Shared driveways shall be used where feasible.
(5) Pedestrian movement shall be accommodated throughout
the site.
(6) Cross access easements to and interconnections with
adjoining sites shall be provided for vehicular and pedestrian traffic.
