The R-T Recreation - Tourist District is established
to provide a location for city-wide recreation and to promote tourist
activity to such a location. This district includes residential development
and other selected uses which are compatible with the character of
this district.
The following uses shall be permitted:
B. Residential uses.
(1) Dwelling, single-family attached (townhouses).
(2) Student home.

(a)
No more than one building on a lot may be used
as a student home. No more than one dwelling in a two-family dwelling
may be used as a student home. Up to 50% of dwelling units or a maximum
of four dwelling units per building may be student homes based on
availability of off-street parking.
(b)
All existing and new student homes must be registered
annually with Planning and Development. Issuance of registration for
student homes shall not exceed one year and shall be based on the
period of August 1 to July 31. All student home registrations shall
expire on July 31. Student homes must pass a code compliance inspection
by the Code Enforcement Department prior to being registered and occupied.

(c)
No student home shall be closer than 500 feet
to another student home. The distance requirement is measured from
the closest property corner of a potential student home utilizing
air measurements (GIS) equal to or more than 500 feet. Student homes
located in the Downtown District, as shown on the City of Greensburg
Downtown District Map (Attachment 3 of this chapter), are exempt from the five-hundred-foot distance requirement.

C. Institutional and community service uses.
(2) Fire and/or rescue facility.
(3) Recreation facility, e.g.:
(a)
Club house or golf course/w liquor license.
D. Commercial uses.
(1) Hotels/motels with restaurants and lounge and fitness
centers.
(2) Recreational vehicle parks.
E. Industrial trade and warehouse uses: none.
The following uses may be permitted or expanded
in the R-T District, subject to the special exception procedures and
criteria established in this chapter:
C. Institutional and community service uses.
D. Commercial uses.
(1) Chamber of Commerce offices.
Minimum lot size shall be as follows:
A. Residential single-family attached: 2,000 square feet
(per unit).
