Except as hereinafter provided in § 265-44, Height exceptions, and Article XVI, Nonconformance and Noncompliance, after the effective date of this chapter, no structure shall be erected, reconstructed, enlarged, used or moved to another location so as to exceed the height limit for that use established by the following schedule. Heights for R3 Districts shall be as prescribed in Article XXII, pertaining to planned residential development.
For purposes of height measurement, on through lots, where a structure extends beyond 1/2 of the depth of the lot, such lot shall be considered as if it were two separate lots divided by a line equidistant from each street, and the basic grades shall be established accordingly.

A. 
The following structures or portions thereof may extend above the height limit of the district in which the same is located, provided that every portion of such structure above the height limit is at least as many feet distant from bordering or opposite properties as that portion of the structure is in height:
(1) 
Church towers and spires.
(2) 
Penthouse or roof structures for the housing of elevators, stairways, tanks, ventilating fans or similar equipment required to operate and maintain the building.
(3) 
Fire or parapet walls, skylights, towers, steeples, flagpoles, chimneys, smokestacks, wireless masts, water tanks, silos or similar structures.
B. 
In the C2 District, the height of a public utility corporation structure existing on the zoning origin date may be increased, provided that it is clearly evident that the original construction plans anticipated such additional height.
C. 
In the C2 District, the height of a main building may be increased four feet for each one foot that the building or increased height portion thereof is set back from the permitted building lines; however, the cubical contents of such building shall not exceed the cubical contents of a prism having a base equal to the buildable area of the lot and a height of 140 feet.
