The purposes of this district are to provide for and maintain medium-density residential development, preserve and protect open spaces, and provide for certain uses permitted by special exception.
A building may be erected, altered, or used and a lot may be used for only one or more of the following uses:
A. 
Single-family detached dwelling.
B. 
Family-based community residence facility, subject to § 395-140.
C. 
Tinicum Township municipal building, community center, library or similar use.
D. 
Tinicum Township municipal park, playground or recreation area.
The following uses shall be permitted only by special exception, subject to Articles XXI and XXVI.
A. 
Church or other religious use, including rectory, classrooms for Sunday school instruction or similar accessory use.
B. 
Child day-care center as part of a school or church, subject to Section 2108.
C. 
Public educational use such as school or college.
A. 
Private parking garage or parking area, subject to Article XXII.
B. 
Storage shed, subject to § 395-136.
C. 
No-impact home-based business, as defined in Article II, subject to § 395-144.
D. 
Private swimming pool, subject to § 395-138.
E. 
Sign, subject to Article XXIII.
F. 
Satellite antenna, subject to § 395-139.
G. 
Deck, subject to § 395-136, relating to accessory uses.
H. 
Family-based child day-care home, subject to § 395-137.
I. 
Small collection facility for recycling, subject to § 395-143, on public land only.
J. 
Any accessory use on the same lot with and customarily incidental to the above permitted uses, and not detrimental to the neighborhood.
Unless specifically stated otherwise, the following shall be minimum requirements.
A. 
Single-family detached dwelling.
(1) 
Lot area: 5,000 square feet.
(2) 
Lot width: 50 feet.
(3) 
Front yard: 15 feet.
(4) 
Side yard: 20 feet aggregate and seven feet, minimum.
(5) 
Rear yard: 25 feet.
(6) 
Building coverage: 40%, maximum.
(7) 
Impervious surface: 60%, maximum.
(8) 
Building height: 35 feet, maximum.
