The purposes of this district are to provide for and maintain
medium-density residential development, preserve and protect open
spaces, and provide for certain uses permitted by special exception.
A building may be erected, altered or used and a lot may be
used for only one or more of the following uses:
A. Single-family detached dwelling.
B. Tinicum Township municipal building, community center, library or
similar use.
C. Tinicum Township municipal park, playground or recreation area.
The following uses shall be permitted only by special exception, subject to Articles
XXI and
XXVI.
A. Church or other religious use, including rectory, classrooms for
Sunday school instruction or similar accessory use.
B. Public educational use such as school or college.
Unless specifically stated otherwise, the following shall be
minimum requirements:
A. Single-family detached dwelling.
(1) Lot area: 6,250 square feet.
(4) Side yards: 20 feet aggregate and eight feet minimum.
(6) Building coverage: 35%, maximum.
(7) Impervious surface: 55%, maximum.
(8) Building height: 35 feet, maximum.
