The purposes of this district are to provide for laboratory, office and, light industrial establishments. Appropriate screening and landscaping are required to minimize impacts, and uses shall comply with Article XXIV, Performance Standards.
A building may be erected, altered or used and a lot may be used for only one or more of the following uses:
A. 
Office building or office.
B. 
Laboratory.
C. 
Light industry, as defined in Article II.
D. 
Communications antennas mounted on an existing public utility transmission tower, building or other structure, and communications equipment buildings.
The following uses shall be permitted only by special exception, subject to Articles XXI and XXVI.
A. 
Auto repair and auto body shop.
The following uses shall be permitted only by conditional use, subject to Articles XXI and XXVI.
A. 
Trucking and distribution facility.
B. 
Multilevel airport parking garage, as defined in Article II. Such facility shall have not less than three parking levels nor more than five.
C. 
Airport-dependent uses subject to the requirements of § 395-52 and Article XX.
(1) 
Warehouse.
(2) 
Hangars.
(3) 
Aircraft de-icing facilities.
(4) 
Aircraft repair facilities.
(5) 
Cargo transfer facilities.
(6) 
Airport-dependent uses of same general character as those listed directly above in this subsection.
All accessory uses permitted in C-1.
A. 
Screening and sound barriers.
(1) 
A planted visual screen shall be provided as required by § 395-141. The required screening shall be in the form of planted visual screens, berms, or other barriers.
(2) 
In addition, such screening shall be of sufficient height to obscure the view of planes, other aircraft and airport-dependent facilities, equipment, and operations from public streets or from adjacent properties. Such screen, berm, or other barrier shall, at a minimum, be effective at a height of up to 10 feet above the highest point of the property or abutting land of adjacent property or the highest point of the adjacent street or sidewalk, whichever is highest.
(3) 
For conditional uses, applicants for airport-dependent uses may be required to erect sound barriers at or near the property boundary or right-of-way line nearest the district boundary. The height of such sound barriers shall be not less than that of the screens required in § 395-59A(2).
B. 
Landscaping. Landscaping shall be provided as required by § 395-142.
C. 
Lighting. Lighting poles and fixtures shall not exceed 25 feet in height. Lighting shall be arranged and directed to protect the surrounding streets and adjacent properties from direct glare. No direct or sky-reflected glare from floodlights or other lighting types shall be visible at the lot line.
D. 
All accessways to any public street or highway shall be located at least 150 feet from the intersection of any two street lines and shall be designed in a manner conducive to safe ingress and egress.
E. 
All spaces between buildings and all parking, loading, and unloading, access and service areas shall be adequately illuminated at night. Such illumination shall be arranged to protect the surrounding streets and adjacent properties from direct glare.
F. 
Refuse containers shall be screened on all sides by a planted visual screen or privacy fence.
G. 
All refuse shall be placed in closed, vermin-proof containers. No materials or wastes that might cause fumes, dust or constitute a fire hazard shall be stored out of doors but only in closed containers adequate to contain such hazard.
H. 
No materials or wastes, which may be transferred off the lot by wind or other natural forces, shall be deposited on the lot.
I. 
All applicable provisions of Article XXII, Parking Regulations, Article XXIV, Performance Standards, and Article XXIII, Signs, shall be followed.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Lot area: 50,000 square feet.
B. 
Lot width: 150 feet.
C. 
Setbacks:
(1) 
Front: 50 feet.
(2) 
Side: 25 feet on each side of lot.
(3) 
Rear: 25 feet.
D. 
Building coverage: 50%, maximum.
E. 
Impervious surface: 70%, maximum.
F. 
Landscaping: 25%.
G. 
Height: 100 feet, maximum.
