The purposes of this district are to provide for laboratory, office and, light industrial establishments. Appropriate screening and landscaping are required to minimize impacts, and uses shall comply with Article
XXIV, Performance Standards.
A building may be erected, altered or used and a lot may be
used for only one or more of the following uses:
A. Office building or office.
C. Light industry, as defined in Article
II.
D. Communications antennas mounted on an existing public utility transmission
tower, building or other structure, and communications equipment buildings.
The following uses shall be permitted only by special exception, subject to Articles
XXI and
XXVI.
A. Auto repair and auto body shop.
The following uses shall be permitted only by conditional use, subject to Articles
XXI and
XXVI.
A. Trucking and distribution facility.
B. Multilevel airport parking garage, as defined in Article
II. Such facility shall have not less than three parking levels nor more than five.
C. Airport-dependent uses subject to the requirements of §
395-52 and Article
XX.
(3) Aircraft de-icing facilities.
(4) Aircraft repair facilities.
(5) Cargo transfer facilities.
(6) Airport-dependent uses of same general character as those listed
directly above in this subsection.
All accessory uses permitted in C-1.
Unless specifically stated otherwise, the following shall be
minimum requirements:
A. Lot area: 50,000 square feet.
C. Setbacks:
(2) Side: 25 feet on each side of lot.
D. Building coverage: 50%, maximum.
E. Impervious surface: 70%, maximum.
G. Height: 100 feet, maximum.
