A. 
Purpose. The purpose of this article is to provide for certain areas of the Borough to be maintained as residential areas primarily for single-family detached housing. R-1 development shall preserve green spaces while permitting larger lots to exist within the Borough.
B. 
Uses permitted by right. Land and buildings in an R-1 District shall be used for the following purposes:
(1) 
Single-family detached dwellings.
(2) 
Communications antennas.
(3) 
Municipal infrastructure and emergency service facilities.
(4) 
Churches or similar places of worship.
(5) 
Public parks, playgrounds and municipal recreation areas.
(6) 
Municipal buildings, public libraries.
(7) 
Public utilities.
(8) 
Signs (see Article XVII).
(9) 
All uses similar to the above and not prohibited by law.
(10) 
Accessory buildings and uses customarily incidental to the above when located on the same lot.
C. 
Lot and building dimension requirements.
(1) 
Minimum dwelling size: 1,800 square feet.
(2) 
Street frontage: 70 feet minimum at the building setback line.
(3) 
Building setback line: 15 feet from the curb.
(4) 
Side yards: two in number; width: 10 feet for an interior lot; 20 feet on a corner lot.
(5) 
Rear yard: 25 feet minimum.
(6) 
Maximum lot coverage: 30%.
(7) 
Building height: 35 feet maximum.
