The purposes of this district are to provide for and maintain medium-high-density residential development, preserve and protect open spaces and provide for certain uses permitted by special exception.
A building may be erected, altered or used and a lot may be used for only one or more of the following uses:
A. 
All uses permitted in the R-1 Residential District.
B. 
Single-family semidetached dwelling (twin).
C. 
Two-family detached dwelling (duplex).
The following uses shall be permitted only by special exception, subject to Articles XXI and XXVI.
A. 
All uses permitted by special exception in the R-1 District, except educational use.
B. 
Residential conversions, subject to § 395-151E.
All accessory uses and structures permitted in the R-1 District.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Single-family detached dwelling.
(1) 
Lot area: 4,000 square feet.
(2) 
Lot width: 40 feet.
(3) 
Front yard: 15 feet.
(4) 
Side yards: 18 feet aggregate and seven feet, minimum.
(5) 
Rear yard: 25 feet.
(6) 
Building coverage: 45%, maximum.
(7) 
Impervious surface: 65%, maximum.
(8) 
Building height: 35 feet, maximum.
B. 
Single-family semidetached dwelling (twin).
(1) 
Lot area: 3,500 square feet per dwelling unit.
(2) 
Lot width: 35 feet.
(3) 
Front yard: 15 feet.
(4) 
Side yard: 10 feet, on one side.
(5) 
Rear yard: 25 feet.
(6) 
Building coverage: 55%, maximum.
(7) 
Impervious surface: 70%, maximum.
(8) 
Building height: 35 feet, maximum.
C. 
Two-family detached dwelling (detached duplex).
(1) 
Lot area: 5,000 square feet.
(2) 
Lot width: 50 feet.
(3) 
Front yard: 15 feet.
(4) 
Side yards: 10 feet each side.

Rear yard: 25 feet.

Building coverage: 55%, maximum.
