The purpose of this district is to provide for higher intensities of residential development consistent with existing neighborhoods, and to protect these areas from the negative impacts of incompatible land uses.

A building may be erected or used, and a lot may be used or occupied, for any of the following purposes, and no other:
A.

(Bl) Place of Worship.

C. 
Conditional uses. The following uses may be permitted as authorized by Council in accordance with the standards contained in § 205-178 of this chapter:

(A8) Age-Qualified Residential Community.
(2) 
(G1c) Accessory Instructional Services.

Unless a greater area or dimensional requirement is listed in Article III, Use Regulations, for a specific use, all uses in the R-3 District, shall meet the following requirements:
A. 
Minimum lot area: 5,000 square feet.
B. 
Minimum lot width: 50 feet.
C. 
Maximum building area: 30%.
D. 
Maximum impervious surface ratio: 40%.
E. 
Minimum yards:
(1) 
Front: 25 feet.
(2) 
Side: two yards with aggregate width of 14 feet, neither less than six feet.
(3) 
Rear: 20 feet.
(4) 
Corner lot: two front yards, one along each street, each having a depth of not less than 25 feet.
(5) 
Double frontage lots: two front yards, one along each street, each having a depth of not less than 25 feet.
F. 
Minimum building setbacks: For Use A4 Multiple-Family Dwelling and Use A4.1 Garden-Style Apartments, no more than three contiguous structures may have the same setback; the difference in setback must be at least two feet when a change is provided.
(1) 
Along any street: 25 feet, subject to the provisions of § 205-130A, of this chapter.
(2) 
Between parallel structures: 60 feet.
(3) 
Between perpendicular structures: 30 feet.
(4) 
Between structures placed end to end: 14 feet.

Maximum height: 35 feet.
