The purpose of this district is to provide areas in the Township
for the residential needs of elderly and handicapped individuals.
The Elderly Housing (Overlay) District shall be an overlay applicable
to the R-3 Residence District and the R-4 Multifamily Residential
District.
The following words shall be construed throughout this article
to have the meaning herein indicated:
ELDERLY PERSONS
Persons 62 years of age or older or those persons defined
as elderly by the United States of America or Commonwealth of Pennsylvania
in connection with and for purposes of housing programs either by
reason of age or physical impairment or other criteria even though
said persons are younger than 62.
HANDICAPPED PERSONS
Those persons designated as handicapped by regulations of
the United States of America or Commonwealth of Pennsylvania either
by reason of age, physical impairment or other criteria in connection
with or for purposes of housing programs.
A building may be erected or used, and a lot may be used or
occupied, for any of the following purposes, and no other that provide
housing and/or care to elderly persons and/or handicapped persons:
A. Uses permitted
by right. The following uses are permitted by right:
(1) (A4)
Multiple-Family Dwelling.
(4) (B12)
Public Park/Public Recreational Facility.
Unless a greater area or dimensional requirement is listed in Article
III, Use Regulations, for a specific use, all uses in the EH Overlay District shall meet the following requirements:
A. Minimum
lot area: three acres.
B. Minimum
lot width: 200 feet.
C. Maximum
density: 28 dwelling units per net acre.
D. Maximum
building area: 20%.
F. Maximum
impervious surface ratio: 50%.
G. Minimum
open space ratio: 50%.
H. Minimum
recreation area: 15% of gross land area (may be included as part of
open space).
J. Minimum
dwelling unit size:
(1) One-bedroom
unit for elderly individual(s) or living space: 550 square feet.
(2) One-bedroom
unit for handicapped individual(s) or living space: 600 square feet.
(3) Two-bedroom
unit for elderly individual(s) or living space: 850 square feet.
(4) Two-bedroom
unit for handicapped individual(s) or living space: 850 square feet.
L. Minimum
off-street parking requirement: one off-street parking space for every
two dwelling units.
