In this district, the land may be used and buildings and structures may be erected, altered or used for the following purposes and no other:
A. 
Any Borough or public building.
B. 
Municipal playgrounds, parks, recreational areas or other municipal uses.
C. 
Public or parochial schools and school property.
D. 
Church.
E. 
Fire hall.
F. 
Public library.
G. 
Public arboretum.
H. 
Municipal parking.
I. 
Essential services.
In this district, a building or structure may be erected only after the submission to and approval of the Borough Council of the Borough of Pleasant Hills, of complete site, location and building plans.
In this district, the following area and bulk regulations shall apply to the uses permitted:
A. 
Minimum lot area:
(1) 
Playgrounds: None required.
(2) 
All other uses: one acre.
B. 
Maximum lot coverage: 35%.
C. 
Minimum front yard: 50 feet.
D. 
Minimum side yard:
(1) 
Adjoining single-family use or zoning: 50 feet.
(2) 
All others: 20 feet.
E. 
Minimum rear yard:
(1) 
Adjoining single-family use or zoning: 50 feet.
(2) 
All others: 30 feet.

Minimum height of building: See § 374-82.
G. 
Parking requirements: See § 374-88.
H. 
Buffer area. A buffer area, as defined by this chapter, shall be provided along all property lines which adjoin single-family development or single-family zoning classification. The buffer area shall be at least 15 feet in depth as measured from the property line.
In the event the public use of any property located in a P-1 District shall be discontinued or shall be sold or transferred to a nonpublic or noncharitable entity, then such land and buildings shall automatically revert to an R-1 zoning classification.
