For the purposes enumerated in §
525-2 of this chapter, the City is divided into the following districts and designations:

Where uncertainty exists with respect to the boundaries of any
of the aforesaid districts as shown on the Zoning Maps, the following
rules shall apply:
A. Where district boundaries are indicated as approximately following
lot lines, the center line of streets or highways, right-of-way lines,
or railroad center lines, such lot lines, center lines, highway right-of-way
lines, or railroad center lines shall be construed to be such boundaries.
B. Where district boundaries are so indicated that they are approximately
parallel to the center line of streets or highways, such district
boundaries shall be construed as being parallel thereto and at such
distance therefrom as indicated on the Zoning Map. If no distance
is given, such dimension shall be determined by the Construction and
Zoning Official by use of the scale shown on the Zoning Map. In all
cases where a district boundary line is located not farther than 15
feet away from a lot line of record, such boundary line shall be construed
to coincide with such lot line.
C. Where the boundary line of a district follows a stream, or other
body of water, the boundary line shall be deemed to be at the limit
of the jurisdiction of the City, unless otherwise indicated.
D. In all cases where a district boundary divides a lot in one ownership
and more than 50% of the area of such lot lies in the less restrictive
district, the regulations prescribed by this chapter for the less
restricted district may be extended to such portion of the more restricted
portion of the lot which lies within 50 feet of such district boundary
subject to such conditions as the Planning Board may deem necessary
to protect the adjoining lots. For purposes of this section, the more
restrictive district shall be deemed that district subject to regulations
which prohibit the use intended to be made of the lot, or which require
higher standards with respect to density, coverage, yards, screening,
landscaping, parking, loading, and similar requirements.
E. Where natural or man-made features existing on the ground are at
variance with those shown on the Zoning Map, or in other circumstances
not covered in the subsections above, the district boundaries shall
be interpreted by the Board of Adjustment.
