The purpose of this district is to provide for higher density residential development by permitting a variety of residential uses, and to protect these uses from the negative impacts of incompatible land uses.

A building may be erected or used, and a lot may be used or occupied, for any of the following purposes, and no other:
A. 
Uses permitted by right. The following uses are permitted by right:
(1) 
(A1) Single-Family Detached.
(2) 
(A2) Two-Family Dwelling.
(3) 
(A3) Single-Family Attached Dwelling.
(4) 
(A5) Mobile Home Park.
(5) 
(B4) Library or Museum.
(6) 
(B6) Community Center.
(7) 
(B11) Municipal Services.
(8) 
(B12) Public Park/Public Recreational Facility.
(9) 
(D30) Forestry.
(10) 
(G1i) No-Impact Home-Based Business.
(11) 
(G4) School Bus Shelter.
B. 
Conditional uses. The following uses may be permitted as authorized by Council in accordance with the standards contained in § 205-178 of this chapter.
(1) 
(A8) Age-Qualified Residential Community.
Unless a greater area or dimensional requirement is listed in Article III, Use Regulations, for a specific use, all uses in the R-4 District, except Two-Family Dwelling (Use A2) and Single-Family Attached Dwelling (Use A3), shall meet the following requirements. For area and dimensional requirements for Use (A2) Two-Family Dwelling and Use (A3) Single-Family Attached Dwelling, refer to §§ 205-33 and 205-34, respectively.
A. 
Minimum lot area: 5,000 square feet
B. 
Minimum lot width: 50 feet
C. 
Maximum building area: 30%
D. 
Maximum impervious surface ratio: 40%
E. 
Minimum yards:
(1) 
Front: 25 feet
(2) 
Side: two yards with aggregate width of 14 feet, neither less than six feet.
(3) 
Rear: 20 feet
(4) 
Comer lot: two front yards, one along each street, each having a depth of not less than 25 feet.
(5) 
Double frontage lots: two front yards, one along each street, each having a depth of not less than 25 feet.
F. 
Maximum height: 35 feet.
Unless a greater area or dimensional requirement is listed in Article III, Use Regulations, for Two-Family Dwelling (Use A2), such use in the R-4 District shall meet the following requirements:
A. 
Minimum lot area: 4,000 square feet per dwelling
B. 
Minimum lot width: 35 feet per dwelling
C. 
Maximum permitted density: six dwelling units per acre of net lot area.
D. 
Maximum building area: 30%.
E. 
Maximum impervious surface ratio: 40%.
F. 
Minimum yards:
(1) 
Front: 25 feet.
(2) 
Side: one side yard not less than 12 feet for each dwelling unit.
(3) 
Rear: 20 feet.
(4) 
Comer lot: two front yards, one along each street, each having a depth of not less than 25 feet.
(5) 
Double frontage lot: two front yards, one along each street, each having a depth of not less than 25 feet.
G. 
Maximum height: 35 feet.
H. 
Minimum area of open space: 25% of the net lot area.
A. 
Area and dimensional requirements. Unless a greater area or dimensional requirement is listed in Article III, Use Regulations, for Single-Family Attached Dwelling (Use A3), such use in the R-4 District shall meet the following requirements:
(1) 
Minimum lot area: 1,600 square feet per unit.
(2) 
Minimum lot width: none
(3) 
Average unit width: 22 feet.
(4) 
Number of units: Not less than three nor more than eight townhouse units in any one building.
(5) 
Maximum building area: 40%.
(6) 
Maximum impervious surface ratio (on lot): 50%.
(7) 
Minimum yard area around dwellings: Specific individual requirements with respect to front, side and rear yard requirements for each lot are not required. Instead, a minimum of 800 square feet for each lot may be allocated for front, side or rear purposes or any combination thereof.
(8) 
Minimum building setbacks: No more than three contiguous structures may have the same setback, the difference in setback must be at least two feet when a change is provided.
(a) 
Along any street: 25 feet, subject to the provisions of § 205-130A of this chapter.
(b) 
Between parallel structures: 60 feet.
(c) 
Between perpendicular structures: 30 feet.
(d) 
Between structures placed end to end: 14 feet.
(9) 
Maximum height: 35 feet.
B. 
Other regulations applicable to Single-Family Attached Dwelling (Use A3).
(1) 
Every attached dwelling shall have a record lot on a recorded subdivision plan.
(2) 
Each parcel or tract used for a group of townhouses must have at least 100 feet of frontage with access on either an arterial, collector, or primary street, having a minimum cartway width of at least 32 feet. Interior access drives which are dedicated for public use shall be improved to minimum standards contained in Section 503 of the Bristol Township Subdivision and Land Development Ordinance.[1] If not dedicated for public use, conveyance to a community association shall be required and provision for maintenance charges shall be made.

(3) 
It is not necessary that each lot have frontage on a public street. Some lots may have frontage on a public street, while others may have access by right-of-way owned by a community association, provided that:
(a) 
No individual lot shall be more than 200 feet from a point of approved emergency vehicular access.
(b) 
All required improvements involving street and/or private right-of-way access shall require an appropriate bond guaranteeing completion of the improvements, conforming to the provisions of Article VII of the Bristol Township Subdivision and Land Development Ordinance.[2]
