The P-I Planned Industrial District is hereby established as a district in which the regulations are intended to permit and encourage industrial development that will be so located and designed as to constitute a harmonious and appropriate part of the physical development of the Township, to contribute to the soundness of the economic base of the Township. In promoting these and the general purposes of the Zoning Ordinance, the specific intent of this district is:
A. 
To encourage the construction on and continued use of the land for industrial purposes;
B. 
To prohibit any use which would substantially interfere with the development, continuation or expansion of industrial uses in the district;
C. 
To establish reasonable standards for buildings and other structues, the areas and dimension of yards and other open spaces, and the provision of facilities and operation of industries to minimize air pollution, noise, glare, heat, vibration, and fire and safety hazards.

A building may be erected or used, and a lot may be used or occupied, for any of the following purposes, and no other:

Uses permitted by right. The following uses are permitted by right:

(D23) Personal Service Establishment.
(9) 
(D30) Forestry.
(10) 
(F1) Manufacturing.
(11) 
(F2) Research and Development.
(12) 
(F3) Wholesale Business, Wholesale Storage, Warehousing.
(13) 
(F4) Mini-Warehouse.
(14) 
(F5) Printing.
(15) 
(F6) Contracting.
(16) 
(F7) Truck Terminal.
(17) 
(F8) Storage.
(18) 
(G6) Nonresidential Accessory Building or Structure.

(G11) Aerials, Masts, Radio and Television Towers.
B. 
Uses permitted by special exception. The following uses may be permitted as authorized by the Zoning Hearing Board in accordance with the standards contained in § 205-187 of this chapter:

(E4) Wireless Communications Facility.
(3) 
(F11) Sale of Fireworks.
C. 
Conditional uses. The following uses may be permitted as authorized by Council in accordance with the standards contained in § 205-178 of this chapter:

(E2) Emergency Services.
(2) 
(G7) Accessory Outside Storage and Display.
(3) 
(G10) Heliport.
(4) 
(F12) Fuel Ethanol Manufacturing.
(5) 
(F13) Medical Marijuana Grower/Processor.
(6) 
(D32) Hookah Bar/Lounge.
Unless a greater area or dimensional requirement is listed in Article II, Use Regulations, for a specific use, all uses in the P-I Planned Industrial District shall meet the following requirements:
A. 
Minimum lot area: two acres.
B. 
Minimum lot width: 175 feet.
C. 
Maximum building area: 50%.
D. 
Maximum impervious surface ratio: 65%.
E. 
Minimum yards:
(1) 
Front: 50 feet.
(2) 
Side:
(a) 
Lots of five acres or less: two side yards of not less than 25 feet each.
(b) 
Lots greater than five acres: two side yards having an aggregate width of at least 75 feet, neither side yard shall have a width of less than 25 feet.
(3) 
Rear: 50 feet.
(4) 
Comer lot: two front yards, one along each street, each having a depth of not less than 50 feet.
(5) 
Double frontage lots: two front yards, one along each street, each having a depth of not less than 50 feet.
(6) 
Buffer yard: Buffer yards shall be provided as required in § 205-109 of this chapter.
F. 
Minimum distance between buildings: 75 feet.
G. 
Minimum distance from any residential district or use: 100 feet.
H. 
Maximum height: 50 feet.
Compliance with all nuisance standards contained in Article XXIII, § 205-110 to and including § 205-117, of this chapter must be demonstrated.
