In this district, the land may be used and buildings and structures may be erected, altered or used for the following purposes and no other subject to compliance with the performance standards specified in § 374-56 of this chapter:
A. 
The following listed uses shall be permitted when conducted in an enclosed building:
(1) 
Offices, banks and financial institutions.
(2) 
Sales or brokerage offices.
(3) 
Vehicle sales or rental.
(4) 
Warehousing.
(5) 
Cold storage or locker storage.
(6) 
Distribution plants.
(7) 
Freight or truck terminals.
(8) 
Lumber and building materials storage and sales.
(9) 
Contractor’s equipment plant or storage yard.
(10) 
Machine and repair shops.
(11) 
Plumbing, heating and electrical contracting.
(12) 
Printing shops.
(13) 
Repair garages, as defined by this chapter.
(14) 
Research or testing laboratories.
(15) 
Welding and electrical repair shops.
(16) 
Light manufacturing, limited to the following products and processes:
(a) 
Appliances.
(b) 
Electrical equipment.
(c) 
Food products, excluding processes involving the rendering of fats and oils or the slaughtering of animals.
(d) 
Machinery.
(e) 
Mechanical instruments.
(f) 
Metal finishing.
(g) 
Optical equipment.
(h) 
Perfumes and cosmetics.
(i) 
Pharmaceuticals.
(j) 
Plastics.
(k) 
Pottery and ceramics.
(l) 
Precision instruments.
(m) 
Precious or semiprecious stones.
(n) 
Signs and lighting.
(o) 
Textiles.
(p) 
Toys and novelties.
(q) 
Watches and clocks.

Essential services.
(18) 
Accessory uses and structures customarily incidental to the principal uses authorized in this district, including, but not limited to:
(a) 
Storage, when completely within an enclosed structure or screened on all sides by a six-foot-high compact hedge or screening fence.
(b) 
Administrative offices.
(c) 
Restaurant or cafeteria facilities for employees.
(d) 
On-site retail sales of products authorized in this district as permitted principal uses, provided that sales shall be conducted within an enclosed building and no more than 15% of the total floor area of all buildings on the site shall be devoted to retail sales.
All authorized uses in this district shall be subject to the application requirements and approval procedures for site plan approval specified in § 374-71 of this chapter.
In this district, the minimum dimensions of lots, yards, and other open spaces and the area of lot required per building thereon shall be as follows:
A. 
There shall be a front yard of not less than 35 feet at any point from the property line and not less than 60 feet at any point from the center line of streets or roads.
B. 
There shall be two side yards, each of which shall be a minimum of 10 feet.
C. 
Where land extends through in the rear to another street, there shall be a rear yard equal in depth to that required for the front yard on the opposite side of such street, but not less than 35 feet.
D. 
A buffer area, as defined by this chapter, shall be provided along all property lines which adjoin single-family development or single-family or civic district zoning classification. The buffer area shall be at least 15 feet in depth as measured from the property line.
E. 
There shall be a rear yard of not less than 25 feet at any point.
F. 
The maximum permitted lot coverage shall be 35%.
In this district, a loading and access area shall be provided to the rear or side of all commercial buildings. This area shall be sufficiently large so that any vehicle, while servicing such commercial building, shall not protrude out into any street or sidewalk and this area, in all cases, shall be at least 20 feet in depth. The purposes of this area, inter alia, shall be to grant rear or side access to the building for fire and police protection and for the loading and unloading of merchandise and to protect such property and the occupants thereof.
