The purposes of the INS Institutional District are to encourage the development of institutional uses in accordance with approved standards and to ensure the compatibility of the institutional uses with the surrounding land uses.
A. 
Permitted principal uses. In the INS Institutional District, land, buildings or premises shall be used by right only for one or more of the following:
(1) 
Municipal buildings or uses;
(2) 
Cemeteries;
(3) 
Hospitals; and
(4) 
Community centers.
B. 
Accessory uses. The following may be permitted as accessory uses incidental to permitted principal uses:
(1) 
Playfields or recreational facilities in conjunction with a permitted main use;
(2) 
Dormitories;
(3) 
Living accommodations for staff or employees of permitted institutions;
(4) 
Offices of staff doctors;
(5) 
Signs, when erected and maintained in accordance with Article XIII; and
(6) 
Off-street parking, in accordance with Article XIV.
C. 
Uses by special exception. The following uses may be permitted by special exception:
(1) 
Nursing or convalescent homes;
(2) 
Churches, chapels, convents or similar religious institutions, including rectories or parish houses; and
(3) 
Private or public elementary, secondary or nursery schools or other educational institutions or academic instruction.
D. 
Conditional uses. Multifamily dwellings for persons who are 62 years of age or older, with resident supervisory personnel residing on the premises, may be permitted as a conditional use.
A. 
Lot area. A minimum lot size of 40,000 square feet is required, unless authorized by special exception.
B. 
Lot width. Each lot shall have a frontage of not less than 100 feet.
C. 
Building area. Building coverage shall not exceed 50%.
D. 
Minimum setbacks.
(1) 
Front yards. There shall be a setback on each street on which a lot abuts of not less than 40 feet in depth.
(2) 
Side yards. There shall be two side yards which shall be not less than 40 feet in aggregate width, and neither of which shall be less than 20 feet in width. Where a lot abuts a Residence District in the Borough or a similar district in an adjoining municipality, a side yard of not less than 20 feet in width shall be provided, in addition to the 15 feet of buffer strip required by § 300-49A.
(3) 
Rear yards. There shall be a rear yard on each lot which shall be not less than 40 feet in depth.
E. 
Height regulations. A maximum height of 50 feet for all structures will be permitted.
A. 
There shall be a special buffering requirement for every institutional development. This requirement shall be that as stated in § 300-44B(11).
B. 
The tract of land on which each permitted use is conducted shall, in its entirety, be owned and operated as a single or common management and maintenance unit, with common open spaces and parking, utility, maintenance and service facilities.
C. 
Off-street parking shall be required as stated in Article XIV, except that no parking shall be allowed within 25 feet of an A, B or C Residence District.
Signs shall be permitted in accordance with Article XIII.
