The purpose of the IND Industrial District is to allow the growth and continued use of industrial properties and municipal building use, while minimizing the negative environmental impacts on surrounding uses.
In the IND Industrial District, land, buildings or premises may be used or occupied for any of the following purposes and no other:
A. 
Permitted principal uses. The following uses may be allowed by right in the IND Industrial District and are subject to Article XV:
(1) 
Printing, publishing, photo finishing or similar establishments;
(2) 
Indoor storage buildings, warehouses or distribution centers;
(3) 
Mail-order merchandise businesses;
(4) 
Commercial greenhouses, nurseries or wholesale florists;
(5) 
Manufacturing, compounding, assembly or treatment of articles or merchandise from previously prepared materials;
(6) 
Building materials storage and sales;
(7) 
Cold storage plants, frozen food plants and lockers and catering establishments; and
(8) 
Motor vehicle repair shops, including motor vehicle body work and painting.

Municipal building use.

B. 
Accessory uses. The following uses may be permitted as accessory uses:
(1) 
Accessory uses on the same lot with and customarily incidental to any of the permitted uses; and
(2) 
Accessory uses, incidental to the principal use, which do not include any activity conducted as a business.
C. 
Uses by special exception. Uses of the same general character as those listed in Subsection A hereof, and in accordance with the performance standards set forth in Article XV, shall be permitted as special exceptions when authorized by the Zoning Hearing Board.
A. 
Lot area. A minimum lot size of 20,000 square feet is required.
B. 
Lot width. Each lot shall have a frontage of not less than 75 feet.
C. 
Building area. Building coverage shall not exceed 30% of the lot area.
D. 
Minimum setbacks.
(1) 
Front yards. There shall be a setback on each street on which a lot abuts of 50 feet, and a setback of 100 feet from any Residence District.
(2) 
Side yards. There shall be two side yards, which shall be not less than 50 feet in aggregate width, neither of which shall be less than 25 feet.
(3) 
Rear yards. There shall be a rear yard on each lot, which yard shall be not less than 30 feet.
E. 
Height regulations. A maximum height of 35 feet for all structures will be permitted.
There shall be a buffer requirement of 15 feet along each side or rear yard which abuts a Residence or Institutional District in the Borough or a similar district in an adjoining municipality.
Off-street parking shall be required as stated in Article XIV.
Signs shall be permitted in accordance with Article XIII.
