It is the purpose of this section to permit
modern, low-impact laboratory and office facilities while protecting
the nearby residential neighborhoods.
In the Limited Office - Laboratory District
the following regulations shall apply.
A building may be erected or used and a lot
may be used or occupied for any of the following purposes and no other:

Research, scientific or testing laboratories, provided
that there is no commercial production and no storage of any commodity
or substance whatsoever at such laboratories except for such storage
as is necessary for the conduct of scientific research, and provided
further that such laboratories do not emit odors, dust, fumes, smoke,
heat or gas or discharge any uncontrolled liquid or solid wastes or
cause vibrations, noise or glare that may be detrimental to the public
health, safety, or general welfare or which may cause damage to or
unreasonably interfere with the use and enjoyment of public or private
property.

Offices.
A.Â
Minimum lot size. The minimum lot size shall be 90,000
square feet.
B.Â
Building coverage. The ratio of the total ground floor
area of all buildings on a lot shall not exceed 35% of the total area
of the lot on which they are located. Impervious surface coverage,
including but not limited to buildings, parking, driveways, sidewalks
and other paved areas, may not exceed 65% of the total area of the
lot on which they are located. A minimum of 35% of the lot shall be
kept in grass and planted areas.

Minimum width. The minimum lot width shall be 250
feet.
D.Â
Front yard. No building shall be erected, constructed
or maintained closer than 25 feet to the street line.
E.Â
Side yards. Side yards shall be a minimum of 50 feet
on each side of the building.
F.Â
Rear yard. There shall be a rear yard on each lot
that shall have a depth of not less than 50 feet.
No building or structure shall exceed 40 feet
in height.
Design standards shall conform to the requirements of § 162-53.
Parking spaces shall be provided as required by § 162-54.
Signs shall conform to the requirements of § 162-48.
Along each side or rear property line of a lot
which directly abuts a residence district of the Borough, a buffer
planting strip of not less than 50 feet in width shall be provided.
Within the buffer planting strip there shall be placed shrubbery,
trees or other plantings sufficient to screen the lot and the use
conducted thereon from abutting residential districts and to ensure
that the residential character of abutting districts is not adversely
affected by such lot or any use conducted thereon. Along each street
line of the lot a buffer strip of not less than 25 feet in width shall
be provided which shall be landscaped in the manner provided above
and which may include sidewalks and accessways necessary or appropriate
for the use conducted on the lot.
