RA-25 Rural Residence
|
The RA-25 Zone, the most restrictive residential
zone in the Township, is established as a district in which the principal
use of land is for single-family residences on lots having a minimum
area of 25,000 square feet.

R-15 Residence
|
The R-15 Zone is established as a district in which the principal use of the land is for single-family residences on lots having a minimum area of 15,000 square feet, with the option for senior citizen residential cluster development in accordance with the purpose stated in § 186-32A.

RC-25 Cluster Option Residence
|
The RC-25 Zone is intended as a district in
which the principal use of land is for single-family residences either
on lots having a minimum area of 25,000 square feet or, under the
cluster option, in a development preserving open space by utilizing
lots having a smaller size but maintaining the same density as for
conventional development by the setting aside of permanent open space.

B-1A Triangle Business
|
The B-1A Zone is intended to cover the central
business triangle area of the Township and to provide for retail and
service establishments of a type including convenience goods, food,
clothing, drugs, gifts, boutiques and similar retail uses and service
uses (excluding supermarkets); small professional offices; residential
uses consisting of single-family and two-family homes; and mixed residential-commercial
uses in a single building, provided the residential uses do not exceed
two in number.

B-1 Central Business
|
The B-1 Zone is intended for conduct of retail
trade, administrative and professional offices and service to the
general public in the central business district; residential uses
consisting of single-family and two-family homes; and mixed residential-commercial
uses in a single building, provided the residential uses do not exceed
2.

B-2 Neighborhood Business
|
The B-2 Zone is intended for the conduct of
local retail trade and household and personal services in outlying
shopping areas with emphasis on grouping small retail and service
businesses for the convenience of surrounding residential neighborhoods.

B-3 Office
|
The B-3 Zone is intended as an area for the
provision of offices, banks and funeral parlors at the edges of the
central business section where the permitted uses would have less
impact on adjacent residences than general business uses and would
provide a transition between general business and residence.

B-4 Outdoor Recreational

B-5 Planned Community Shopping Center
|
The purpose of the Planned Community Shopping
Center Zone is to provide a shopping center area primarily serving
the residents of the Township of Wyckoff and developed and built in
accordance with a plan affording adequate protection for adjoining
residential areas and meeting certain requirements and specifications
for shopping centers. Particular uses in the B-5 Zone shall be subject
to review by the Planning Board and Township Committee to determine
that these are primarily directed toward serving the residents of
the Township of Wyckoff as distinguished from other communities in
the region and are thus not such uses as would comprise a regional
shopping center.

L-1 Light Industry
|
The L-1 Zone is intended to provide for industrial
facilities on three-acre and larger sites in accordance with site
plan standards provided for in the Land Subdivision and Site Plan
Review Ordinance[1] and in keeping with the predominantly residential character
of development in the community.

L-2 Light Industry
|
The L-2 Zone is intended to provide for industrial
facilities on four-acre and larger sites in accordance with site plan
standards provided for in the Land Subdivision and Site Plan Review
Ordinance[2] and in keeping with the predominantly residential character
of development in the community.

RPP-1 Recreation/Public Purpose District

The purpose of this district is to provide for
the preservation of publicly and semipublicly owned and/or used lands
within the Township of Wyckoff which, due to their size and location,
have special value and suitability for recreation and public purpose
uses and which may also constitute scarce and sensitive land resources
due to their location and environmental constraints. The RPP-1 Recreation/Public
Purpose District is intended for indoor and outdoor recreational uses
and buildings incidental thereto.

RPP-2 Recreation/Public Purpose District

The purpose of this district is to provide for

B-5/SDAH-2 Planned Community Shopping Center/Affordable
Housing Zone

The purpose of the Planned Community Shopping
Center/Affordable Housing Zone is to provide a shopping center area
primarily serving the residents of the Township of Wyckoff and adjoining
municipalities and developed and built in accordance with a plan affording
adequate protection for adjoining residential areas and meeting certain
requirements and specifications for shopping centers. It is further
designed to address a portion of the Township's affordable housing
obligation as established by the Council on Affordable Housing. Particular
commercial uses in the B-5/SDAH-2 Zone shall be subject to review
by the Planning Board to determine that these are primarily directed
toward serving the residents of the Township of Wyckoff and adjoining
municipalities as distinguished from other communities in the region
and are thus not such uses as would comprise a regional shopping center.
