The minimum lot and yard requirements, maximum building heights, minimum habitable floor area per family and maximum lot coverage in each zone shall be as specified in the Schedule of Dimensional Requirements attached hereto and made a part hereof as if set forth at length,[1] except where the special dimensional requirements set forth in § 186-19 are applicable. No building or structure hereafter erected shall exceed the height, be located on a lot of less width and area or have a smaller yard than is specified for the zone in which such building is located or otherwise not conform to the Schedule of Dimensions Requirements or to § 186-19, as the case may be. A deck, as defined in § 186-6, may be treated as an accessory building under applicable lot coverage provisions of the Schedule of Dimensional Requirements. All decks, however, shall be subject to the principal building minimum yard requirements of the schedule. If a deck is treated as an accessory, the upward expansion, alteration or improvement is prohibited, unless a variance is granted by the Board having appropriate jurisdiction. The general dimensional requirements for the B-1A Zone shall be as set forth in § 186-20. The general dimensional requirements for the B-3 Zone shall be as set forth in § 186-21. Anything in the Schedule of Dimensional Requirements notwithstanding, in the B-1 Zone, buildings shall not be less than 55 feet from the center of the road, i.e., buildings in the B-1 Zone shall be set back at least 55 feet from the center line of the road. Anything in the Schedule of Dimensional Requirements notwithstanding, in all zones, narrow or unduly elongated lots or other irregular-shaped lots lacking symmetry, even shape or formal arrangement, lacking uniformity or not conforming to the prevalent pattern of development are prohibited.

The following special dimensional requirements shall apply:
A. 
Farms.
(1) 
Minimum lot area: five acres.
(2) 
Minimum yard requirements for all buildings other than dwellings:
(a) 
Front yard setback: 150 feet.
(b) 
Each side yard setback: 150 feet.
(c) 
Rear yard setback: 150 feet.
B. 
Hospitals, sanatoriums and nursing homes.
(1) 
Minimum lot area: 10 acres.
(2) 
Minimum yard requirements for all buildings.
(a) 
Front yard setback: 150 feet.
(b) 
Each side yard setback: 150 feet.
(c) 
Rear yard setback: 150 feet.
(3) 
Maximum building coverage of lot shall be 20% except in the RA-25 and R-15 Zones, wherein the maximum building coverage of lot shall be 10%.
C. 
Public or private colleges and universities.
(1) 
Minimum lot area: 30 acres plus an additional acre for each 100 pupils of predicted ultimate maximum enrollment.
(2) 
Minimum yard requirements.
(a) 
Front yard setback: 150 feet.
(b) 
Each side yard setback: 150 feet.
(c) 
Rear yard setback: 150 feet.
(3) 
Maximum building coverage of lot shall be 20% except in the RA-25 and R-15 Zones, wherein the maximum building coverage of lot shall be 10%.
D. 
Public schools and private schools.
(1) 
Minimum lot area.
(a) 
Primary schools: 10 acres plus an additional acre for each 100 pupils of predicted ultimate maximum enrollment.
(b) 
Junior high schools: 20 acres plus an additional acre for each 100 pupils of predicted ultimate maximum enrollment.
(c) 
High schools: 30 acres plus an additional acre for each 100 pupils of predicted ultimate maximum enrollment.
(2) 
Minimum yard requirements.
(a) 
Front yard setback: 150 feet.
(b) 
Each side yard setback: 150 feet.
(c) 
Rear yard setback: 150 feet.
(3) 
Maximum building coverage of lot shall be 20% except in the RA-25 and R-15 Zones, wherein the maximum building coverage of lot shall be 10%.
E. 
Churches and similar places of worship, including accessory buildings incidental thereto.
(1) 
Minimum lot area: five acres.
(2) 
Minimum yard requirements.
(a) 
Front yard setback: 100 feet.
(b) 
Each side yard setback: 100 feet.
(c) 
Rear yard setback: 100 feet.
(3) 
Maximum building coverage of lot shall be 20% except in the RA-25 and R-15 Zones, wherein the maximum building coverage of lot shall be 10%.

The general dimensional requirements for the B-1A Triangle Business Zone shall be as follows:
(1) 
Minimum lot area: 6,000 square feet.
(2) 
Minimum lot frontage: 60 feet.
(3) 
Minimum lot depth: 100 feet.
(4) 
Front yard: 20 feet.
(5) 
Side yard: 12 feet each side.
(6) 
Rear yard: 20 feet.
(7) 
Accessory buildings: same yard requirements.
(8) 
Maximum building height: 2 1/2 stories, 35 feet.
(9) 
Maximum lot coverage.
(a) 
By principal and accessory buildings: one-story, 25%; two-story, 20%.
(b) 
By principal buildings, accessory buildings and parking areas, including driveways: 75%.
(10) 
Minimum habitable floor area per dwelling unit (for residential uses in the B-1A Zone): 600 square feet.
B. 
In the B-1A Zone where there is a mixed commercial-residential use in a single building; the residential use must be limited to two in number and located on the second floor. The term "floor," for the purposes of this provision, shall mean the cubic area within any room or area in the building, extending from the bottom horizontal plane surface in such room or area upon which a person may walk, to the ceiling of such room or area. For purposes of limiting the density of residential and parking usages in this zone, the height of any floor shall not be greater than nine feet, and no floor above the second floor in any building in this zone shall be used for anything other than as a storage attic. No bedroom, living room or area, bathroom or other similar facility intended for human habitation or use shall be located or used on the third floor or any higher floor in any building in this zone.

The general dimensional requirements for the B-3 Office Zone shall be as follows:
(1) 
Minimum lot area: 7,500 square feet.
(2) 
Minimum lot frontage: 60 feet.
(3) 
Minimum lot depth: 125 feet.
(4) 
Minimum front yard: 25 feet.
(5) 
Minimum side yard: 10 feet, except 30 feet adjacent to a residence zone.
(6) 
Minimum rear yard: 20 feet.
(7) 
Maximum building height: 2 1/2 stories, 30 feet.
(8) 
Maximum lot coverage by principal and accessory buildings: 40% for one-story buildings, 25% for buildings with two or more stories.
(9) 
Minimum yards for accessory buildings: same as for principal buildings.
(10) 
Minimum gross floor area per dwelling unit for residential uses: same as for R-15 Zone.
B. 
The following general dimensional requirements shall apply to the zones as indicated in the Schedule of Dimensional Requirements which is included at the end of this chapter.
