A. 
Enforcement by Zoning Administrator. The provisions of this chapter shall be administered and enforced by the Wyckoff Township Zoning Administrator.
B. 
Permits conform to Zoning Ordinance. In no case shall a permit be granted for the construction or alteration of any building where the proposed construction, alteration or use thereof would be in violation of any provision of this chapter.
C. 
Board of Adjustment approval requires written order. In all cases requiring approval by the Board of Adjustment or Township Committee, permits for construction shall be issued only upon a written order from the Board of Adjustment or the Township Committee, as the case may be.
D. 
Zoning Administrator orders violations remedied. It shall be the duty of the Zoning Administrator to cause all building, plans and premises to be inspected or examined and to order in writing the remedying of any conditions found to exist in violation of any provision of this chapter, and he shall have the right to enter any building or premises during the daytime in the course of his duties.

A. 
A zoning permit shall be secured from the Zoning Officer of the Township of Wyckoff prior to making application for a construction permit for any nonresidentially used or nonresidentially zoned property or a residential property where the construction permit includes the expansion of the building's footprint or height or upon a change in the use of a structure or land. Zoning permits shall be granted by the Zoning Officer of the Township of Wyckoff where it is determined that the table of permitted uses, the table of dimensional requirements and all other applicable regulations of this chapter and other ordinances have been complied with. Zoning permits for uses regulated as conditional uses shall be issued only after notification in writing by the Secretary of the Board of Adjustment or Planning Board, as the case may be, that a conditional use or variance approval has been granted.
B. 
Construction permits shall be granted by the Construction Official of the Township of Wyckoff prior to construction, erection or alteration of any building, structure or sign or part of a structure. No building or structure or part thereof shall be erected, structurally altered or moved until an application has been approved by the Construction Official of the Township of Wyckoff and a written construction permit has been issued. Applications for construction permits shall be made on forms issued by the Building Department Office of the Township of Wyckoff, provided that the Construction Official may require additional information reasonably necessary for approval of a construction permit.
C. 
Applications for zoning permits shall be made on forms issued by the Zoning Officer of the Township of Wyckoff, provided that the Zoning Officer may require additional information reasonably necessary for approval of a zoning permit.

A. 
Certificates of occupancy. Certificates of occupancy shall be issued by the Construction Official of the Township of Wyckoff in the manner prescribed in the Uniform Construction Code of the State of New Jersey.[1] No building or structure or part thereof or land shall be occupied or used in whole or in part for any purpose until a certificate of occupancy has been issued.

B. 
Change of occupant devoted to a business or industrial use. No building shall be used in whole or in part for business or industrial purposes by any new occupant until a zoning permit has been issued stating that the use of the building complies with the provisions of this chapter. Such zoning permit shall be required notwithstanding the fact that the building has been previously used or occupied for business or industrial purposes by a prior occupant. Off-street parking and loading spaces shall be required in accordance with Article VI at the time of such change in occupancy unless the Board of Adjustment or the Planning Board shall grant a variance from such requirements. Copies of all such zoning permits issued shall be forwarded to the Township Board of Health by the Building Department Office of the Township of Wyckoff.
C. 
Certificate of occupancy on unimproved street. In the event that a construction permit is issued for a building on an unimproved street in reliance upon a performance guarantee and the street is not completed prior to completion of the building, then a certificate of occupancy shall not be issued unless the Planning Board finds that the street is temporarily adequate in respect to public health, safety and general welfare. No certificate of occupancy shall be issued unless the street leading to a building is in such condition as to be passable at all times by fire engines, ambulances and police cars.
D. 
Violations render zoning permits and certificates of occupancy null and void. Upon notice by the Construction Official or Zoning Officer to an owner that a property is found to be in violation of any of the requirements of this chapter or the terms and conditions of any site plan, variance, conditional use approval or permit approval, the zoning permit or certificate of occupancy issued for such property shall be null and void, the property shall be deemed to be in violation of this chapter and the owner subject to penalties hereinafter prescribed. A new zoning permit and/or certificate of occupancy shall be required for such property upon the correction of the violation.
A. 
Duty of Zoning Administrator. It shall be the duty of the Zoning Administrator to keep a record of all applications for zoning permits, a record of all permits issued and a record of all certificates of occupancy which he countersigns, together with a notation of all special conditions involved. He shall file and safely keep copies of all plans submitted, and the same shall form a part of the records of his office and shall be available for the use of the Township Committee and of other officials of Wyckoff Township, Bergen County or the State of New Jersey.
B. 
Monthly report. The Zoning Administrator shall prepare a monthly report for the Township Committee summarizing for the period since his last previous report all zoning permits issued and certificates countersigned by him and all complaints of violations and the action taken by him consequent thereon. A copy of each such report shall be filed with the Township Tax Assessor at the same time it is filed with the Township Committee.
