The purposes of the ROS Recreational/Open Space District are to encourage the provision of outdoor recreational opportunities, to protect existing outdoor recreational uses, to promote the planning for future sites in accordance with the Comprehensive Plan for the Borough to allow for municipal building uses and to preserve and maintain open space within the Borough.
In the ROS Recreational/Open Space District, land or premises may be used for any of the following purposes and no other:
A. 
Permitted principal uses. The following uses may be permitted by right in the ROS Recreational/Open Space District:
(1) 
Playing fields or courts;
(2) 
Tennis courts;
(3) 
Swim clubs;
(4) 
Tot lots;
(5) 
Parks;
(6) 
Nature conservation areas; and
(7) 
Municipal building use.

B. 
Accessory uses. Accessory uses on the same lot with and customarily incidental to any of the permitted principal uses set forth in Subsection A hereof are permitted.
C. 
Uses by special exception. Similar uses of a recreational nature may be permitted as special exceptions if approved by the Zoning Hearing Board.
A. 
Building coverage. Building coverage shall not exceed 5% of the lot area.
B. 
Height regulations. A maximum height of 12 feet for all structures will be permitted.
Off-street parking shall be required as stated in Article XIV.
Signs shall be permitted in accordance with Article XIII.
