For the purpose of this chapter, the Borough of Monaca is hereby divided into the following districts:
Single-Family Residential District
R-1
Single-Family and Two-Family Rsidential District
R-2
Multifamily Residential District
R-3
Core Commercial District
C-C
Planned River-Oriented Development District
PROD
Mixed Use Transitional District
MUT
General Industrial District
G-I
Riverfront Business Park District
RBP
Public Access Waterfront District
PAW
Special Conservation District
S-C
In conjunction with the amendments as heretofore made, the aforesaid districts[1] are bounded and defined on a map entitled "Zoning Districts - Monaca Borough," adopted with this chapter and made a part thereof as certified by the Borough Secretary.[2]

Where uncertainty exists as to the boundaries of districts as shown on the map entitled "Zoning Districts - Monaca Borough," the following rules shall apply:
A. 
Boundaries indicated as approximately following the center lines of streets, highways or alleys shall be construed to follow such center lines.
B. 
Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
C. 
Boundaries indicated as approximately following municipal limits shall be construed as following municipal limits.
D. 
Boundaries indicated as parallel to or extensions of features indicated in Subsections A through C above shall be so construed. Distances not specifically indicated on the map entitled "Zoning Districts - Monaca Borough" shall be determined by the scale of the map.
E. 
Where physical or cultural features existing on the ground are at variance with those shown on the map entitled "Zoning Districts - Monaca Borough," or in other circumstances not covered by Subsections A through D above, the Zoning Hearing Board shall interpret the district boundaries.
