Borough of Pine Beach, NJ Districts; Map; Boundaries; Schedule

In accordance with the purpose and intent of this chapter, the Borough of Pine Beach is hereby divided into the following zone districts:

175-59	R-120 & R-75	Medium Low-Density and Medium-Density Residential Districts
175-60	R-2	Redevelopment District
175-61	B-1	Business Highway District

§ 175-55 Zoning Map.

The boundaries of all zone districts set forth in this chapter shall be shown on a map bearing the date of adoption. Said map shall be filed in the office of the Borough Clerk and shall hereafter be the "Official Zoning Map" of the borough. Such map is hereby declared a part of this chapter and it shall be duly certified by the Borough Clerk.

§ 175-56 Interpretation of district boundaries.

Except where reference is made on the Official Zoning Map to a street line or other designated line by dimensions shown on said map, the district boundary lines are intended to follow lot lines, the center lines of streets, the center of rivers or streams as they existed at the time of enactment of this chapter or extension of the same.

Where a district boundary line as established in this section or as shown on the Official Zoning Map divides a lot, the use authorized on and the other district regulations applying to the least restricted portion of such lot under this chapter shall be construed as extending to as much of the more restricted portion of such lot as is entirely within 35 feet of said dividing district boundary line.

§ 175-57 Schedule of Uses and Requirements. [1]

The schedule of area, lot, yard, building height and lot coverage is made a part of this chapter. The regulations included in said schedule are hereby established as minimum regulations of this chapter. Borough facilities deemed necessary and appropriate by the Borough Council are exempted from these regulations.

§ 175-57.1 Prohibited Uses.

All classes of cannabis establishments or cannabis distributors or cannabis delivery services as said terms are defined in section 3 of P.L. 2021, c. 16 are prohibited, but not the delivery of cannabis items and related supplies by a delivery service.
