For the purpose of this title, the Borough of Ship Bottom is divided into nine zoning districts as follows:

The boundaries of the zoning districts are established on the map entitled "Zoning Map Land Area of the Borough of Ship Bottom," dated March 1993, which accompanies the ordinance codified in this title and is made part of this title.

A. 
Unless otherwise indicated by dimensions shown on the zoning map, zoning district boundary lines are intended to follow street centerlines, the building line, and existing bulkheads, lot or property lines as they exist on lots of record at the time of enactment of this title.
B. 
Any dimensions shown on the zoning map are in feet and are measured horizontally and, when measured from a street, are measured from the street right-of-way line even if the centerline of that street is used for the location of the zoning district line.
C. 
The exact location of any disputed zoning district boundary line shall be determined by the land use review board.
D. 
The zoning standards, controls and designations apply to every structure, lot and use within each district, and the district lines extend vertically in both directions from ground level.

Unless otherwise specifically permitted within this title, no more than one principal dwelling or one principal building shall be permitted on one lot.

All uses not expressly permitted in this title are prohibited. Specifically excluded as a permitted use are go-carts, motor bikes, speedways, or other activities which involve the operation of motorized vehicles along a designated race course or path.
