Street trees shall be planted throughout the entire subdivision. Such trees shall be planted in the parkways not less than four feet from any sidewalk or curb, and spaced not less than one per lot and two for corner lots. However, at street corners, trees shall be located at least 20 feet from the intersection of street right of way lines. Where the planting strip between the sidewalk and street curb is less than six feet wide, the trees shall be planted on the lots. This requirement may be satisfied if an equivalent number of trees of the same size or larger are planted in a naturalistic manner in the front yards of the adjoining lots. In this case, the developer shall include said required trees in the covenant restrictions.

The following trees are acceptable to the City for such planting: red or pin oak, hard maple, thornless honey locust, ironwood, columnar maple or hackberry, American ash, European American beech, little leaf linden, Washington thorn, downy hawthorn, tulip, sugar maple. The average trunk diameter of such trees measured at a height of six inches above finished ground level shall be a minimum of 1 1/2 inches.

The developer is to certify to the City Council that the trees are free from disease under the state of Illinois inspection department standards. The trees shall be of balled and burlapped stock, transplanting thereof having been done within four years from the time of purchase. Trees when planted shall bear a guarantee that they will bear leaves two growing seasons in succession. This guarantee shall extend to all replacement trees furnished under this guarantee.

(A) 
Topsoil: All topsoil used shall be clean and of good quality and shall be tested by the state or county agricultural agency and improved with chemical fertilizers or organic manures as recommended by such agency.
(B) 
Tree Pits: Tree pits shall be round, at least six inches wider than the diameter of the root spread; shall have vertical sides and shall be at least 24 inches below finish grade.
(C) 
Requirements: Each tree shall be planted plumb, slightly lower than where it stood in the nursery (in relation to finish grade), and shall be thoroughly watered when the hole is 2/3 full of topsoil. After watering, the filling shall be completed and the soil thoroughly tamped. After planting, a three inch mulch of well rotted manure or other suitable material shall be applied over the disturbed ground and a shallow watering basin provided around the tree.
(D) 
Maintenance: All trees shall be watered and maintained until established.
(E) 
Seasonal Limits: Planting shall be done during the proper seasons. No planting shall be done in frozen soil or during unfavorable weather conditions.
(F) 
Staking: Each tree shall be staked with one 2 1/2-inch square stake eight feet long. The stake shall be driven plumb 2 1/2 feet into the ground and close to the tree, tied at top and bottom with a figure eight hitch consisting of no. 14 gauge wire, encased in a section of rubber hose.

All improved areas within the dedicated street area shall be graded and seeded in an approved manner.
