In order to guarantee that the design standards are properly protected and that the subdivision will be a true asset to the City, the following improvements are required.

(a) 
Concrete monuments six inches by six inches by 36 inches with a copper center dowel shall be set. The location of monuments shall be shown on the preliminary plot and determined after consultation with the City Engineer. Sufficient monuments shall be set to guarantee an accurate survey of the plot. In this regard, a monument at every corner of the subdivision shall be regarded as the minimum requirement.
(b) 
Installation of required monuments shall be done under the direction of a registered surveyor or engineer and so certified.

Iron markers (three-quarter inch by 30 inches metal pins) shall be set at all lot corners and at all angles in property lines of lots.

(a) 
Streets shall be graded to the full width of the right-of-way, surfaced and improved to the grades and dimensions shown on plans, profiles, and cross sections submitted by the subdivider and approved by the City Engineer.
(b) 
Pavements shall be constructed in accordance with standards as established by the City.
(c) 
Curbs and gutters shall be provided in accordance with standards as established by the City. Curbs shall be plain cement concrete or extruded concrete.
(d) 
Sidewalks shall be provided in accordance with standards as established by the City. Sidewalks shall be of cement concrete and five feet in width.

(a) 
Sanitary sewers tying into the existing sewer system shall be provided where it is feasible to do so.
(b) 
The plans for the installation of a sanitary sewer system shall be prepared for the subdivision and approved by the City Engineer, the Planning Commission and the Pennsylvania Department of Health, and all in accordance with Pennsylvania Act 537.
(c) 
No on-lots sewer system shall be permitted unless it is not feasible to tie into the existing sewer system and such on-lots system is approved by the Pennsylvania Department of Health.

(a) 
Water mains, lines, and fire hydrants shall be installed from each lot in the subdivision to, and connected with, the public supply as indicated on the preliminary plat.
(b) 
All locations of lines and hydrants and construction of the same shall be in accordance with standards as established by the City.

(a) 
Storm sewers, culverts and related storm and watercourse drainage facilities shall be provided by the developer.
(b) 
All storm sewers, culverts, catch basins, etc., shall be shown on preliminary drawings and located in accordance with specifications as established by the City Engineer.
(c) 
Construction of all storm drainage and watercourse facilities shall be in accordance with standards established by the City.
(d) 
In the design of storm drains, special consideration shall be given to avoidance of problems which may arise from concentration of storm water run-off over adjacent properties.

Street signs shall be placed at all intersections in accordance with standards as established by the City.

Street lights shall be provided in accordance with standards as established by the City.
